Job description

We are seeking an experienced Luxury Custom Residential Project Manager to lead high-end custom home projects throughout the Santa Rosa area. This position will take ownership of complex residential projects from preconstruction through final completion, overseeing schedules, budgets, subcontractors, documentation, and client communication.
The ideal candidate has a proven background managing luxury custom residential construction and understands the level of craftsmanship, attention to detail, and client service required for high-value custom homes. This role requires close collaboration with homeowners, architects, interior designers, consultants, trade partners, and field teams to successfully deliver projects that may range from $5M to $25M and span 16-30 months.
This opportunity is best suited for a highly organized, proactive project manager who can anticipate challenges, maintain control of project financials and schedules, and provide an exceptional experience for discerning clients.
Responsibilities
  • Lead luxury custom residential construction projects from preconstruction and planning through final closeout.
  • Develop, maintain, and manage detailed project schedules, budgets, contracts, procurement plans, and construction timelines.
  • Coordinate homeowners, architects, interior designers, consultants, subcontractors, vendors, and field teams throughout each phase of construction.
  • Review architectural and construction drawings, specifications, contracts, and other project documents for scope, constructability, and coordination issues.
  • Manage RFIs, submittals, change orders, meeting minutes, schedules, and other project documentation.
  • Monitor project budgets, costs, commitments, forecasts, and financial performance throughout construction.
  • Coordinate procurement and scheduling of materials, specialty products, custom finishes, and long-lead items.
  • Conduct regular jobsite visits to monitor progress, workmanship, quality, and schedule adherence.
  • Identify and proactively resolve construction, scheduling, budget, design, and coordination challenges.
  • Support field operations by ensuring superintendents and trade partners have the information, materials, and resources required to maintain progress.
  • Maintain clear, professional, and consistent communication with homeowners and other project stakeholders.
  • Manage client expectations regarding schedules, budgets, design changes, selections, and project milestones.
  • Ensure completed work meets contractual requirements, design intent, quality standards, and client expectations.
  • Manage punch-list activities, inspections, documentation, and final project turnover.
  • Build and maintain strong relationships with clients, architects, designers, subcontractors, vendors, and internal team members.

Requirements
  • Proven project management experience in luxury custom residential construction is required.
  • Strong knowledge of custom home construction methods, building systems, project sequencing, and high-end finishes.
  • Demonstrated experience managing complex custom residential projects from preconstruction through final completion.
  • Experience managing projects in the $5M-$25M range is strongly preferred.
  • Experience managing long-duration custom home projects, typically spanning 16-30 months.
  • Strong background in project budgeting, forecasting, scheduling, procurement, subcontractor management, and cost control.
  • Ability to read and interpret architectural drawings, construction documents, specifications, schedules, contracts, and scopes of work.
  • Experience managing RFIs, submittals, change orders, contracts, and project documentation.
  • Proven ability to coordinate architects, designers, consultants, subcontractors, vendors, and field teams.
  • Exceptional attention to detail with a strong understanding of the craftsmanship and quality expectations associated with luxury residential construction.
  • Excellent leadership, communication, organizational, and problem-solving skills.
  • Professional, client-focused approach with the ability to build trusted relationships with homeowners and design professionals.
  • Stable employment history demonstrating successful long-term project management experience.
