WHAT THE JOB IS
The Project Manager III leads, plans, and directs construction management for all assigned projects from start to finish. Ensure that the goals and objectives of each project are accomplished on schedule and within budget. As a vital member of our team, we require an individual who can quickly assume responsibility, take charge of projects, and meet 41 North Contractors' standards. Project values cumulatively $8M plus annually.
WHAT YOU WILL BE DOING (The Job in Detail)
Duties of Managing Projects
o Attend hand-off meeting with Director of Operations and Estimating team
Review client - 41 North contract
Review client project manual and requirements
Confirm any oddities (schedule, safety, reporting, job project management)
Attend estimating to operations formal turn over meetings.
Set by Director of Operations
o Review project with assigned superintendent.
o Review and maintain master project schedule
o Buy subcontractors out - LOIs - Contracts - SOWs
Send LOIs
Review scopes with superintendents before issuing
• Eliminate scope of work gaps
Contracts out and executed
• Tracking and Follow-up
o Internal documents for projects
Coordinates with project coordinator and superintendent on internal documents.
• Confirm project insurance requirements with client and project coordinator.
Submittal logs
o For clients and architects (internal and client).
• Review Procore Access
• Job cost and CO logs completed
o Continual updates
o Continual tracking
• Safety plans and insurance tracking and follow up.
Internal coordination with accounting team for financial payment and documentation.

Requirements
WHAT YOU ARE BRINGING
Bachelor's degree in construction management or equivalent
8+ years' proven project management experience in a wide range of commercial projects, including restaurants, retail and offices
Working knowledge of Procore, Spectrum or related software
Excellent computer knowledge of Microsoft Office and Microsoft Project
Construction or building / facilities management background
Excellent communications, organization, and negotiations skills
Strong leadership skills
Problem-solving skills
Ability to work in a fast-paced environment
A highly motivated, self-starter and team player
Interpersonal skills to manage clients, design team, subcontractors, facility owners and assigned superintendents
WHAT SETS YOU ABOVE
Master's degree in construction management or equivalent
10+ years' proven project management experience in a wide range of commercial projects, including restaurants, retail and offices
Expert knowledge of Procore, Spectrum or related software
Have been a direct mentor/coach to train others
Knowledge of OSHA Requirements of construction
Excellent ability to manage jobs to completion, on time, on budget, and with complete client satisfaction
Experience in ground-up, TI work, medical facilities, restaurants, and high-end finishes.

Job Type: Full-time
Base Pay: $130,000 - $165,000 annual salary (See Wage Disclaimer on determination of base pay)
