Preconstruction/Design Project Manager

Shape Projects Before They Break Ground

Green Leaf Construction is seeking an experienced Preconstruction/Design Project Manager to join our growing team. In this role, you'll help shape projects from concept, preconstruction planning, design/civil permitting, efforts through construction by leading estimating, budgeting, and value engineering.

You'll work closely with owners, architects, engineers, subcontractors, and our operations team to develop accurate project budgets, identify innovative solutions, and position projects for success. What You'll Do

As our Preconstruction/Design Project Manager, you will:

  • Lead preconstruction activities from conceptual budgeting through project turnover.
  • Prepare conceptual, schematic, design development, and final construction estimates.
  • Review drawings, specifications, and project documents to develop accurate quantity takeoffs and cost estimates.
  • Project programming with engineers/architects.
  • Design coordination.
  • Manage entitlements phase.
  • Review zoning.
  • Coordinate with owners, architects, engineers, consultants, and project managers throughout the preconstruction process.
  • Solicit, evaluate, and analyze subcontractor and supplier proposals.
  • Identify value engineering opportunities while maintaining project quality and client objectives.
  • Develop and maintain project budgets throughout the design process.
  • Assist with subcontractor buyout and support a seamless transition to the operations team.
  • Prepare bid packages, scope comparisons, and cost analyses.
  • Participate in client meetings and presentations, clearly communicating project costs, risks, and recommendations.
  • Build lasting relationships with clients, design partners, and trade contractors.
  • Conduct project postmortem reviews to identify lessons learned and continuously improve estimating practices.
  • Promote and support Green Leaf Construction's commitment to safety and quality on every project.

What We're Looking For

We're looking for someone who combines strong technical Design-Build project management expertise with excellent communication and relationship-building skills. The ideal candidate is organized, detail-oriented, collaborative, and enjoys finding creative solutions to construction challenges.

Required Qualifications

  • Bachelor's degree in civil engineering, Construction Management, Architecture/Design or a related field (or equivalent industry experience).
  • 5–10 years of Design-Build commercial construction estimating, construction and/or design project management or preconstruction experience.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Strong understanding of construction methods, materials, and building systems.
  • Ability to read and interpret construction drawings and specifications.
  • Excellent analytical, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Experience presenting budgets and cost solutions to clients and project teams.
  • Thorough understanding of construction contracts, building practices, and applicable regulations.
  • Commitment to maintaining Green Leaf Construction's safety standards.

Preferred Qualifications

  • Experience with Design-Build delivery methods.
  • Strong MEP understanding is a plus.
