Job description

Project Manager
FLSA Exemption: Exempt, salaried
Reports to: Vice President of Land Development
Primary Duties:
  • Manage preconstruction and construction commercial and residential real estate development projects for proposed improvements including grading, roads, utilities, parks and open space, amenities, signage and striping, traffic signals, and structures.
  • Provide leadership, coordination, and direction to multiple contracting firms to ensure that each project is completed to meet the project deadlines and budgetary constraints.
  • Assist in management of design teams to ensure a complete and comprehensive design and contractor bid set requirements in a collaborative, creative and accountable environment.
  • Coordinate with design teams and manage general contractors on assigned commercial and residential construction projects, while directing quality control and assurance.
  • Coordinate design, contracting, and construction of dry utility systems for infrastructure projects.
  • Develop schedules for reaching objectives and ensure that work is completed on time and within budget.
  • Prepare and oversee pre-construction budgets and scheduling.
  • Provide periodic reporting on development progress.
  • Manage financial aspects of construction activities, and approval of invoicing and timely payments, while monitoring capital budgets and proactively managing to limit change orders.
  • Identity financial opportunities within construction activities for cost savings and investment return improvements.
  • Prepare cost estimates and manage the bidding process for projects.
  • Process contract drawings and specifications and oversee that the project is in accordance with these documents.
  • Establish robust and productive relationships with local project municipalities on permits, inspections, turnover phase and bonding requirements, ensuring timely delivery of essential services for development projects.
  • Assist Management Team developing business plans, project proformas, design direction, and risk management.
  • Monitor and enforce safety measures, company regulations.
  • Obtain required licenses and permits.
  • Oversee and direct multiple commercial/residential construction projects, general contractors, and workers to ensure a high level of quality and safety from conception to completion.
  • Create and review Requests for Information and Requests for Proposal and Change Orders.
  • Ensure the project is constructed and documented in accordance with the contract documents and good engineering practices.
  • Identify risk factors, then manage and mitigate them to ensure the construction goes on smoothly.
  • All other duties as assigned.
Experience & Skills:
  • Minimum of 5+ years of experience in real estate development and construction, including successful management of scheduling multiple projects, bidding process, budgets, and tracking of financials
  • Bachelor's degree in construction management or related field, or equivalent work experience
  • Bluebeam experience preferred
  • Procore Project Management experience preferred
  • FAA Part 107 certification a plus
  • Ability to analyze construction documents and read blueprints
  • Strong computer skills with knowledge of Microsoft Office and industry related software
  • Excellent project management, organizational and math skills
  • Excellent problem-solving skills for resolving conflicts between designers, contractors, and governmental entities
  • Excellent communication skill, both written and verbal
  • Ability to be an effective member of project teams
  • Knowledge of construction building codes and building methods
  • Must have the ability to operate an automobile. Must have a valid state approved driver's license and clean driving record
  • CAD software experience preferred
Physical Requirements:
  • This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties.
  • This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
  • Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently.
  • Regularly required to sit, stand, bend, reach, and move about office setting.
  • To perform other duties as required.

  • Financial & Technical Knowledge: Expertise in commercial construction methods, building codes, and project accounting (e.g., Earned Value).
  • Leadership & Communication: Leading cross-functional teams and managing subcontractors.
  • Software Proficiency: Experience with tools like MS Project or Procore.
