About the Role
Join CBRE Energy as a technically minded Senior Analyst focused on data center site evaluation, powered land assessment, and energy infrastructure analysis for hyperscale, colocation, and other energy-intensive clients. The role combines rigorous technical evaluation of utility infrastructure, transmission capacity, and interconnection pathways, along with commercial problem solving of power supply challenges, to solve client problems in a fast-moving advisory practice.
This is an entrepreneurial role on a small team with a start-up culture. You will be part of building something, helping shape the practice and scale the team's capacity to serve a rapidly growing client base. Expect to wear many hats, move fast, and take ownership of work that spans technical analysis, client delivery, and process building.
You will interface extensively with both internal and external stakeholders. Internally, you will partner closely with CBRE's Data Center Solutions broker network to support powered land transactions, deliver rapid site diligence, and equip brokers with the technical narrative needed to win and execute mandates. Externally, you will engage directly with utilities, RTOs/ISOs, data center operators, developers, and landowners to source intelligence, validate assumptions, and drive deals forward.
What You'll Do
  • Site Evaluation & Powered Land Assessment: Lead end-to-end technical evaluation of prospective data center sites, including transmission line proximity and capacity, substation ratings, electric service and RTO territories, fiber routes, water availability, and environmental constraints.
  • Utility Studies & Agreements: Read and interpret complex utility load study results and service agreements, including credit and deposit requirements, minimum demand obligations, take-or-pay provisions, exit fees, and special contract structures. With the Managing Director, advise clients on key commercial terms in interconnection and power supply agreements.
  • External Stakeholder Engagement: Build and maintain relationships with utility planning and economic development teams, RTO/ISO staff, regulators, developers, and landowners; conduct direct outreach to obtain infrastructure information and accelerate site qualification; represent CBRE in client meetings and site visits.
  • Reports & Proposals: Draft clear, persuasive reports, proposals, and client memos that translate complex technical and regulatory findings into decision-ready content; own the writing process from outline through final delivery, ensuring polished, error-free output that reflects the quality of the practice.
  • Data Center Solutions Collaboration: Serve as a primary technical resource for CBRE's Data Center Solutions brokers, providing rapid site screens, responses to buyer questions, and tailored client materials.
  • Maintain, Build & Improve: Support the Managing Director in maintaining and growing the practice, including managing inbound requests, responding to clients and stakeholders in a timely manner, shepherding NDAs and client agreements, organizing calls, and managing a high volume of complex, interrelated projects and documents.

What You'll Need
  • 4 to 8 years of experience in energy markets, utility operations, interconnection, data center development, or powered land transactions.
  • Bachelor's degree in Engineering, Energy, Economics, Business, Real Estate, or a related field.
  • Demonstrated technical capability evaluating electric infrastructure, including transmission and substation analysis, interconnection processes, and utility tariff interpretation.
  • Working knowledge of one or more major US energy markets (PJM, ERCOT, MISO, SPP, NYISO, WECC, SERC).
  • Exceptional business writing skills are essential. The role demands clear, polished, persuasive prose for reports, proposals, and client communications, along with the verbal communication skills to engage credibly with senior internal and external stakeholders.
  • Commitment to organizing and maintaining complete records for site evaluations, client proposals, agreements, and project workplans.
  • Entrepreneurial mindset with comfort in ambiguity, willingness to wear many hats, and self-direction to take ownership of outcomes.
  • A willingness to learn the business from the team and by getting deep into the practice's operations.
  • Advanced Microsoft Excel skills and high proficiency in PowerPoint and Word for client-ready deliverables.
  • Authorized to work in the United States without visa sponsorship now or in the future.

The minimum salary for the Sr. Analyst position is $95,000 annually and the maximum salary for the position is $120,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
