The Capital Project Manager is responsible for assisting the Director of Capital Projects, Regional Maintenance Directors and the Accounting Department in planning, executing, and delivering capital projects across Brightview Senior Living Communities.

In this role, the Capital Project Manager will be responsible for coordinating the activities of projects to ensure cost, invoice processing, schedule, contracts, document control, and quality standards are met.

Under the direction of the Director of Capital Projects, the Capital Project Manager will take on tasks to drive successful project outcomes, playing a critical role in supporting infrastructure development, community improvements, construction, building engineering and fleet management.

Responsibilities:
  • Consistently and genuinely demonstrate the STARS principles of Service, Teamwork, Action, Reputation and Success in all activities and interactions.
  • Assist the Director of Capital Projects in all phases and aspects of the project(s)
  • Work collaboratively with outside parties (i.e., the design team, contractors, 3 party vendors, etc.) to accomplish Brightview Senior Living's goals.
  • Prepare all project meeting agendas and associated attachments as directed by the Director of Capital Projects
  • Review Brightview Senior Living contracts and become familiar with terms & conditions.
  • Distribute all short interval and overall project schedules, ensuring that communities and contractors have the most up to date schedules.
  • Review project(s) scopes of work by Assisting Director of Capital Projects in the development of the overall project schedule.
  • Assist contractor's work to obtain all necessary permits as required by the local jurisdiction having authority.
  • Ability to review drawings and specifications to become completely familiar with the project(s)
  • Complete sub evaluations/comparisons of bids, scope review and provide to the Director of Capital Projects
  • Manage company's fleet vehicles through third party support vendors, including the purchasing of vehicles, assisting with insurance and warranty claims, and Federal U.S. Department of Transportation audits.
  • Maintain tracking system and coordinate processes to ensure that all community contracts are renewed timely, in accordance with BV standards and polices, and saved/stored properly on network drives.
  • Prepare and update on a monthly basis the Capital budget financial and scheduling status to the accounting department.
  • Ensure contractor's W9, contracts, and insurance are current and received before contractor performs any work on site, following up on collection of all non-received documents and escalate any issues to the Director of Capital Projects
  • Attend monthly department meetings as requested by the Director of Capital Projects and keep detailed meeting minutes for publishing to attendees.
  • Support new communities with initial procurement, delivery and set-up of equipment and supplies orders; maintain, and update as appropriate, the standard start-up supply list.
  • Pursue and monitor new community start up orders and track deliveries of materials/orders, verifying all orders conformity to requirements and specifications.
  • Process payment applications through Yardi after initial review by the Director of Capital Projects
Salary Range: USD $95,000.00 - USD $105,000.00 /Yr. Compensation Disclosure:

The salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (if applicable), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.

Qualifications:
  • Bachelor's degree preferred or equivalent work experience.
  • 3+ years of experience in Project Management, Construction Management, or a related field
  • Project Management Professional (PMP) or Certified Construction Manager (CCM) preferred.
  • Experience utilizing Procure, TELS, Primavera P6 or similar software.
  • Experience utilizing Microsoft Office suite of products (Outlook, Word, Excel, PowerPoint)
  • Strong leadership, analytical, problem-solving and communication skills
  • Cultivate strong, collaborative partnerships with internal stakeholders, contractors and vendors, fostering alignment and mutual accountability.
