Job description

Rexford Industrial Realty, Inc. (NYSE: REXR) is a leading, publicly traded industrial real estate investment and management company operating a $14 Billion industrial real estate portfolio.
Assistant Capital Project Manager (ACPM)
We are looking for an experienced Assistant Capital Project Manager (ACPM) who will be an integral member of the construction team with a primary focus on accomplishing capital projects and working in tandem with our Capital Project Managers.
Typical capital projects include roofing/skylights, landscaping, paving, painting, lighting, HVAC, sprinklers, ADA improvements and small tenant improvements (TI's). The value of the individual projects generally ranges from $50,000 up to $1,000,000. The ACPM will be part of a small team completing the annual budgeted capital work across the Rexford portfolio, throughout Southern California.
In this role you will support Capital Project Managers (CPM) with daily project coordination, documentation, administrative follow-up, vendor communication, contract processing, and reporting to ensure capital projects move forward on schedule and in compliance with company standards.
Location: LI-Hybrid / Los Angeles, CA, or Ontario, CA or Costa Mesa, CA
Work Arrangement: You will follow a hybrid work model, offering a balanced blend of remote and in-office work.
About The Role:
  • Coordinate and schedule daily project activities, including bid walks, vendor site visits, tenant coordination, punch walks, project meetings, and other field-related activities requiring coordination with CPM's, other Rexford internal teams, tenants, and vendors.
  • Prepare meeting notes and action item summaries for assigned CPM project meetings and distribute follow-up notes to attendees in a timely manner.
  • Draft and complete formal job cost forms after management approval, process required signatures, and file approved documentation per company processes.
  • Complete Work Order and Service Order documentation after CPM scope input is finalized, coordinate routing for signatures, and ensure fully executed documents are stored per company processes.
  • Monitor and track change orders daily in coordination with assigned project CPMs, complete change order request documentation, process approvals and signatures, enter approved changes in Yardi, and perform required budget transfers or revisions.
  • Maintain clear communication with assigned CPMs and ensure they are included in project-related communications to support alignment, timely decision-making, and accurate project records.
  • Review, code, and submit invoices for payment processing. Ensure costs are coded correctly and are following corresponding contracts.
  • Complete project closeout documentation for assigned jobs, including warranties, permits, as-builts, closeout photos, final invoices, required releases, and other project records, and file documentation in the appropriate construction accounting or facilities system.
  • Review, track, and maintain contractor insurance documentation for each assigned project, coordinate with internal insurance support teams as needed, and confirm required insurance is current before payment processing.
  • Provide support to the Property Management teams with onsite improvements projects.

Experience/Qualifications:
  • Experience within industrial, warehouse buildings, retail, office interior construction.
  • 5-7 years of experience in project / construction management managing capital projects for a landlord.
  • Construction accounting experience in Yardi accounting software.
  • Broad knowledge of mechanical/electrical/fire life safety engineering and building fabric, infrastructure, and coordination strategy.
  • Team player with the ability to excel in a dynamic organization.
  • Record of creating new processes and efficiencies.
  • Experience with budget development and management, with sound financial acumen.
  • Proficient knowledge of the Microsoft Office Suite (e.g., Excel (can maintain complex spreadsheets), PowerPoint, Word, Outlook).

Compensation: Rexford Industrial's reward plan includes great compensation packages, bonus eligibility, and long-term stock incentives. The expected hourly rate range for this role is $36.06 to $45.67 (annualized equivalent $75,000 to $95,000), with a 10% discretionary annual bonus target and stock grant eligibility.* The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed.
