What is a CAM Property Manager?

A CAM Property Manager is a professional responsible for overseeing the operations and maintenance of properties governed by a Condominium Association or Homeowners Association (HOA), often referred to as Common Area Maintenance (CAM) properties. They handle tasks such as budgeting, managing maintenance staff, enforcing community rules, and coordinating with vendors and residents to ensure the property is well-maintained and compliant with regulations. Their goal is to preserve property values and ensure a positive living environment for residents.

What are some common challenges a CAM Property Manager faces when managing multiple properties?

A CAM Property Manager often juggles the needs of several properties simultaneously, which can be challenging due to varying tenant requirements, maintenance schedules, and budget constraints. Effective time management and clear communication are essential to coordinate with vendors, tenants, and property owners. Additionally, staying updated with local regulations and ensuring compliance across all properties can add complexity to the role. Building strong relationships with stakeholders and implementing efficient management systems can help overcome these challenges.

What are the key skills and qualifications needed to thrive as a CAM Property Manager, and why are they important?

To thrive as a CAM Property Manager, you need strong knowledge of property management practices, financial acumen, and typically hold a Community Association Manager (CAM) license. Familiarity with property management software such as Yardi or AppFolio, and understanding of local housing laws and regulations are essential. Excellent communication, conflict resolution, and organizational skills help manage resident relationships and handle multiple tasks efficiently. These skills and qualifications are crucial for maintaining property value, ensuring compliance, and fostering positive community environments.

Job description

Description:

The Property Management team at Curbline Properties is seeking a Property Manager in the Sacramento, CA area to oversee the day-to-day operations and common area maintenance for a portfolio of retail properties. This role is responsible for managing property operations, cultivating strong relationships with tenants and vendors, and annual common area maintenance (CAM) and capital expenditure (CapEx) budgets, along with related financial reporting. The Property Manager plays a key role in executing the company’s strategy by implementing operational initiatives that enhance the properties’ profitability, safety and overall performance. The ideal candidate brings hands on retail property management experience and a proven ability to foster productive tenant and vendor partnerships.

This position is based remotely in the greater Sacramento, CA area, with regular travel (approximately 50%-70%) to assigned retail properties for on-site monitoring and meetings. Occasional extended hours may be required during peak periods. The role includes work in outdoor environments, which may involve exposure to weather conditions, noise, and dust.

The expected salary range for this full-time salaried exempt position is between $84,000 - $105,000. Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.

To be successful in this role, you will need to:

  • Direct the daily operations of an assigned retail property portfolio, overseeing building systems, grounds maintenance, and third party contractors to ensure compliance with company standards and contractual requirements.
  • Establish and sustain effective working relationships with tenants and vendors; address tenant inquiries, complaints, and concerns related to common area maintenance and enforcement of landlord policies and procedures
  • Provide prompt and effective response to tenant issues and property emergencies, including availability for after hours support on a 24/7 basis
  • Conduct routine property inspections to identify maintenance needs, implement corrective actions, develop preventive maintenance plans, and oversee property improvement initiatives.
  • Prepare, manage, and control common area maintenance (CAM) and Capital Expenditure (CapEx) budgets for assigned properties; review and approve CAM invoices, secure necessary approvals for significant expenditures, deliver quarterly reforecasts, and analyze monthly and quarterly variance reports to identify reimbursable expenses and recommend budget adjustments
  • Assess property conditions and operational requirements to recommend capital improvements; manage approved projects to ensure timely completion, adherence to scope, accuracy, and regulatory compliance
