Position Summary (Purpose of job):
The Real Estate Business Partner will lead all client relationship management and ongoing real estate activities specific to a single McKesson client (business unit). The position will function as the primary real estate advisor to the business unit, leading and driving all real estate-based strategic discussions and decision-making. This business partner role will direct, confer and collaborate with all other real estate functions to support the needs of the client. The successful candidate will mostly lean on their own experience in real estate advisory and/or functional management and investigative analytics to direct the decision-making process, including but not limited to portfolio planning, site selection, performance benchmarking, differentiation strategies, and other key initiatives.
Key Responsibilities:
1.Client Relationship Management - Function as a real estate business partner, managing through influence and relationship building at all levels of the business unit's leadership; Single point of contact on all client related matters; one who understands and keeps up with all aspects of the business, its profitability and business strategies, challenges and opportunities, and goals and objectives; Using real world real estate experience and leveraging industry insights and analytics, assist the business to solution its most challenging issues; Devise, prepare, and present appropriate business unit reporting including quarterly business reviews that includes analysis of portfolio health and specifics on all significant activities and projects.
2.Portfolio Planning - Drive portfolio and site planning across the total business real estate footprint and regionally based on its structure and labor and location strategies; Lead all business unit real estate specific M&A activity, master planning and integration/implementation; Advise and coordinate on all scenario and modeling across all real estate functions including space planning assumptions, real estate transaction terms and project scope and budgets (buildout costs).
3. Financial Planning & Management - Coordinate and assist in all real estate financial planning matters, including annual budget preparation/submission as well as all annual capital planning, tracking, focused on advising the business on real estate financial matter and ongoing activities; Lead the preparation of the real estate business case for all projects being contemplated (new or existing) in coordination with business unit strategy and finance teams and all other real estate functions (e.g. finance, transactions management, and project delivery teams), driving critical analysis and professional expectations.
4. Enterprise Engagement - Align business unit real estate strategy with enterprise goals, objectives, and initiatives; Partner cross-functionally to identify opportunities for the business unit and solve through collaboration using performance analytics and structured and specific action plans; Identify opportunities for improvement in all real estate related matters, including resourcing, increased efficiency and effectiveness.
5. Corporate Communications - Maintain communication with project delivery teams and prepare reports for client's executive and local leadership teams to explain progress and identify potential issues; Maintain communication with all outsourced teams to eliminate potential conflicts or hurdles to project success.
Job Requirements
Minimum 7 years real estate experience. Less years requires if has relevant Master's or Doctorate qualifications
At least two years in client advisory role or leading a real estate strategic or delivery function
Education Requirements
Bachelor's degree or advanced degree preferred
Critical Skills
Demonstrated leadership experience that includes managing diverse opinions and stakeholders to deliver successful project outcomes
Strategic mindset with a focus on interdependent complexities and relational challenges
Significant experience developing successful partnerships and leading through influence where no reporting relationship exists
Strong financial acumen with ability to analyze and opine on financial models and transaction terms
Executive presentation and communication skills in both physical and virtual formats
Detail-oriented and analytical approach with ability to independently set and deliver on deadlines and solve problems as they occur
Curious nature; motivated to seek out industry/market insights applicable to client's business
Highly organized with meticulous attention to detail
Location Considerations
DFW preferred, greater Houston and fully remote candidates in TX will receive secondary consideration
DFW: Hybrid schedule with a few days per month in the Irving, TX office
Travel up to 35% of the time to client locations
