Your role

Join our team as a Business Development Manager in Southern Ontario

Our Business Development Manager (BDM) role is on the forefront of sales for their geography, using their local connections and wider network to support the production and implementation of our annual business development plan and the attainment of the annual sales targets (by business unit, program, and sector targets.

With a focus on net new clients, you will join our team of experts who lead major capital building and infrastructure projects, and together you will organize, motivate and lead the business unit’s new client development efforts. You will lead by example, sharing business development and sales best practices, providing support as required to ensure we obtain our targets.

You will be responsible for generating and responding to leads, keeping the sales funnel full and providing business development and sales mentoring as required.


  • Assisting in establishing and leading annual and quarterly sales targets and focuses for the business unit alongside Principals, Account Managers, and VPs
  • Grow sales by 15% through the acquisition of new accounts within your designated BU(s), focusing on bringing new clients into the pipeline
  • Understand the local market conditions and work with Sector Leadership to understand sector performance in your geography, performing competitive market research and analysis to forecast pipeline and identify target opportunities
  • Identify, build, and implement strategies in support of in-year and long-term growth aspirations, including identifying opportunities and ‘aspirational accounts’
  • Initiate and nurture prospective client relationships to seek out and secure specific opportunities where Colliers Project Leaders' experience and expertise can be leveraged
  • Build a personal brand and establish a presence in the community (local and online), including attending networking events and trade show opportunities to build relationships and identify and follow up on leads
  • Motivate, mentor, and support the Business Unit with respective to business development and sales activities, including coaching behaviours
  • Collaborate with BUs across our organization to support marketing and sales efforts with new clients, including opportunities to sell all of Colliers Project Leaders’ service offerings
  • Assist on key proposals and interview prep (when applicable) in collaboration with the marketing and pursuit team
  • Leverage and track behaviors and activities in our Microsoft Dynamics CRM software

  • Minimum 5 years’ experience in a Business Development role, experience as a Business Development manager or Sales Manager in the project management, consulting services, design and construction, or real estate industry
  • Experience with developing and executing tactical sales plans including regularly exceeding quotas and account objectives
  • Excellent relationship-building and collaboration skills to interact with clients, colleagues, and external industry subject matter experts
  • Involved in national industry and trade associations, strong local or sector connections regionally
  • The ability and willingness to assume and maintain a Business Development leadership role in the business unit
  • Demonstrated negotiating, written and verbal communication skills, with an emphasis on listening skills
  • Familiarity with CRM systems and Microsoft Office Suite (Word, Excel, PowerPoint)

Expected Compensation: $100,000 – $120,000 per year (CAD)

This compensation range represents our good-faith estimate at the time of posting, based on market benchmarks and internal equity. Final compensation will be determined considering the candidate’s skills, experience, qualifications and regional consideration. Annual bonus opportunities are in addition to base salary.
