Description
Christopher Community, Inc. (CCINC) seeks a Full-Time Maintenance Superintendent to join its growing organization! The physical work location for this position will be at Royal Gardens Apartments in Brockport, NY. CCINC is a not-for-profit Housing Development and Property Management company that assist low- and moderate-income families and seniors to secure suitable housing across Upstate New York. Christopher Community currently manages over 3,300 units of housing in more than 100 buildings, and administers the Rental Assistance Program in Onondaga County, which provides assistance to over 1,200 households. Since 1971, Christopher Community has maintained a proven track record in developing and operating affordable housing. We regularly receive very high ratings both from government and private entities for the way we manage our properties. Christopher Community offers competitive wages and generous benefits! Requirements
Essential Duties and Responsibilities: Works with the Property Manager and Administration to address all maintenance needs (for example-assists in scheduling general maintenance, consults with Manager regarding deferred maintenance, monitors/supervises outside contractors, develops bid specifications for work to be performed by outside contractors); and works with Management to address general community needs/issues.Building Superintendent will also supervise other maintenance and cleaning staff, if applicable.
  • Maintains Maintenance Manual - keep the manual current and maintain required written logs.
  • Ensures satisfactory performance of the following:
  • Daily inspections and necessary cleaning of all common areas, both interior and exterior.
  • Make necessary repairs (for example-heating units, electrical, plumbing, mechanical systems).
  • Inspect apartments being vacated and schedule work to prepare the apartment for occupancy with the Manager. Clean appliances in vacated apartments, as well as in common areas.
  • Respond timely to all tenant service requests and maintain accurate records of the work performed.
  • Provide all OR Coordinate all grounds maintenance (for example-removal of litter; mowing the grass; trimming the shrubs; sweeping walks and drives; snow removal). Please note that all walks and hydrants need to be cleared according to the snow log.
  • Ensures adequacy of contracted services such as trash removal, exterminating, and other contracted maintenance.
  • Supervises other maintenance personnel at the property (where applicable); works with Manager to develop a preventative maintenance program for the property.
  • Conducts periodic exterior inspection of the building exterior (for example-caulking; roof; walls; sealing; brick exterior).
  • Paint apartments and common areas as needed.
  • Perform other work as assigned by the Property Manager or Regional Supervisor.
  • May be necessary to fill in for other staff when that person is out of work for an extended absence.
  • Maintains ongoing communications with contractual services such as snow removal, elevator services, pest control services, etc. Bids and contracts are secured through central Facilities Department
  • Complete additional training provided, as required.

SUPERVISORY RESPONSIBILITES: Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing, training new hires; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. *** MUST be available for on-call coverage every other weekend for property emergencies. Must stay within a 30-minute driving range when on call *** EDUCATION and/or EXPERIENCE:
  • High school diploma or general education degree (GED); and two to five years related experience.
  • Employee must have a valid NYS driver's license at all times and is required to have a registered and insured vehicle.
