Title: Custodian/Building Manager (40hrs/wk)

Summary:
Responsible for daily operations of the physical plant, both internally and externally
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Include the following; other duties may be assigned.
- Responsible for opening and securing the building Monday through Friday.
- Serve as the primary point of contact for building-related issues in the absence of supervisory staff.
- Maintain and schedule the use of rooms within the facility.
- With Director, coordinate and rental or use requests.
- Monitor building systems and report or address operational concerns related to kitchen equipment and facility infrastructure.
- Daily cleaning and sanitation of restrooms, break room and common areas daily.
- Dispose of trash and recycling throughout the building.
- Clean glass.
- Sweep and wash stairway and other floors (kitchen).
- Vacuum carpeted areas.
- Set up and break down for functions.
- Order custodial and building supplies as necessary with approval of Director.
- Weekly: check all lights, air handling units, heat and hot water pumps, greasing when necessary. wash ballroom floor.
- Monthly: grease all air handling units and check all air filters in units, changing as needed.
- Seasonal: Summer: mow grass, trim bushes, plant flowers/plants, change oil and spark plugs in mower.
- Winter: Maintain grounds equipment or coordinate maintenance and repairs with outside vendors with the Directors approval, clear walkways and doorways of ice and snow, sand and/or salt as needed.
- Shampoo carpets as needed, minimally one time a year.
- Shampoo dining room carpet as needed.
- Develop and maintain maintenance schedule and recording of information related to building.
- Provide weekly feedback regarding the needs of the building and make suggestions for meeting those needs.
- Assist the Director and Assistant Director as needed.
- Develop, implement and maintain preventative maintenance schedules for building systems, equipment and grounds.
- Monitor work performed by contractors and vendors.
- Track facility maintenance requests and ensure timely completion of repairs.
- Conduct routine building safety inspections and assist in maintain compliance with local, state and federal regulations, including ADA accessibility requirements.
- Respond to facility emergencies including building alarms, utility failures, weather events and other urgent maintenance situations.
QUALIFICATIONS:
- High School diploma or equivalent in related experience.
- Minimum 3 years' experience working with custodial programs and/or operations of a physical plant.
- Good social, interpersonal, observation and communication skills.
- Ability to work with minimal supervision.
- Successful completion of CORI background check.
