Job description

Tri-Hill Management, LLC. is seeking to hire a Building Engineer, in West Palm Beach FL.

Job Overview

We are seeking a highly skilled and versatile Building Engineer to oversee the physical operations of a commercial property in West Palm Beach. This role requires a unique blend of "boots-on-the-ground" technical ability and high-level systems management.

The ideal candidate is someone who is equally comfortable performing basic handyman repairs as they are managing complex HVAC and chiller systems. You will be the primary technical expert responsible for ensuring the building remains operational, efficient, and safe for all tenants.

Key Responsibilities

1. Specialized Systems Management: Operate, maintain, and troubleshoot chiller plants, cooling towers, and boiler systems. Monitor Building Automation Systems (BAS) to ensure optimal energy efficiency and climate control.

2. General Repairs & Maintenance: Execute daily work orders, including electrical (ballast changes, outlet replacements) and carpentry (door hardware, drywall touch-ups). Maintain the aesthetic integrity of the property through routine painting, lighting checks, and minor flooring repairs.

3. Preventive Maintenance (PM): Follow a strict PM schedule for all mechanical, electrical, and MEP equipment. Inspect roofs, parking structures, and life-safety systems regularly.

4. Administrative: Utilize digital work order systems to track and prioritize requests. Supervise third-party contractors for major capital improvements or specialized repairs.

Required Skills & Qualifications

- Experience: Minimum 2-3 years in commercial building maintenance or stationary engineering.

- Computer Proficiency: Basic technical skills to operate a computer, manage emails, and navigate building management software.

- Technical Versatility: Proven ability to handle basic "handyman" tasks with professional-grade results.

- Communication: Ability to interact professionally with corporate tenants and property management staff.

- Adaptability: Comfortable working in a fast-paced environment and available for occasional after-hours emergency calls.

Physical Requirements

- Ability to lift up to 50 lbs.

- Comfortable working on ladders, rooftops, and in confined mechanical rooms.

- Sustained periods of standing, walking, and climbing stairs.

Annual salary range is between $60,000 - $70,000 (overtime pay will be added as necessary)

Must be a FL resident. We will not pay for relocation.
