Position Summary
The Chief Building Engineer is responsible for the overall maintenance, appearance, and operational readiness of a Class A office and retail portfolio. This role oversees building systems, grounds, vendors, small projects, and day-to-day repairs while ensuring high standards for safety, aesthetics, and service. Success in this position requires strong technical knowledge, sound judgment, attention to detail, and excellent communication and coordination skills.
Work Schedule and Availability
The normal work schedule is Monday through Friday; however, this position is on call seven days a week for property emergencies. The Chief Building Engineer must be available to respond after hours, on weekends, and during special events or to provide coverage when needed.
Supervisory Responsibilities
This position directly supervises building engineers, maintenance technicians and assists in the oversight with property management staff of janitorial, landscaping, and other facility maintenance support. The role also manages vendors supporting key building systems, including BAS, HVAC, access control, security, elevators, and select AV/IT systems.
Key Responsibilities
• Manage and perform building maintenance work across HVAC, plumbing, electrical, carpentry, and painting.
• Supervise maintenance technicians, assign work, manage schedules, and confirm timely completion.
• Report, log, and coordinate maintenance repairs with the appropriate technicians.
• Oversee subcontractors and maintain records of vendor activity on site.
• Maintain accurate maintenance records through a computerized work order system.
• Conduct regular property inspections to assess cleaning, landscaping, and maintenance needs, and address issues promptly.
• Manage required inspections for elevators and life-safety systems.
• Maintain elevator logs, including entrapments and other operational issues.
• Keep accurate records of all required inspections.
• Coordinate inspections with subcontractors, ensure completion, and report deficiencies to management or the client for resolution.
• Administer the facility work order system and ensure it is used consistently.
• Track all maintenance activity in the work order system.
• Assign tasks to the appropriate team members based on priorities and workload.
• Enter labor hours and material costs for each work order and ensure billable work is documented accurately.
• Provide management with reports on work order status, progress, and completion.
• Coordinate setup and breakdown for meetings, events, and conferences as directed.
• Communicate issues, proposed solutions, and associated costs to management, and provide weekly updates on pending projects.
• Respond to client and tenant requests promptly and follow through to resolution.
• Foster a positive, professional team environment with employees, clients, and tenants.
• Implement emergency procedures for hurricanes, tropical storms, power outages, floods, pipe leaks, and other building-related events.
• Build strong tenant relationships and address reported maintenance concerns in a timely manner.
• Serve as the primary contact for facility-related emergencies, including those that occur during evenings and weekends.
Qualifications
• Communicate effectively in English, both verbally and in writing; Spanish language skills are a plus.
• Perform basic facility repairs independently when appropriate.
• Complete routine paperwork accurately in both manual and digital formats.
• Follow detailed instructions, procedures, and operational standards.
• Demonstrate strong interpersonal skills, flexibility, and a customer-service mindset.

• Use a computer and smartphone proficiently, including Microsoft Word, Excel, and Outlook.
• Have at least 3 years of hands-on experience using a Building Automation System to monitor and troubleshoot HVAC issues; Honeywell EBI, Siemens Desigo, or similar experience required
• Possess strong organizational and communication skills.
• Have at least 5 years of experience in building engineering, repair, or facility management, including supervisory responsibility; experience with high-visibility, mixed-use properties is preferred.
• Industry-related credentials or education, such as FMA or SMT, are preferred.
Working Conditions
• Meet the physical requirements of the role, including standing, walking, bending, crouching, climbing, and safely lifting up to 50 pounds; be able to work outdoors in Florida weather, including heat and humidity.
• Hold a valid driver's license and be insurable under the company's insurance carrier.
• Up to 10% local travel required based on business needs.
