Job description

Organization:

Aremco is a national Residential and Commercial Asset Management firm. We specialize in providing asset management services to our clients’ portfolio of default properties. The Asset Services vertical includes property preservation, construction services, disaster management and property management.

Job Position: Client Bid Review Specialist Position Responsibilities:
  • Review and understand requests for preservation and rehab work
  • Solicit bids and pricing from vendors and contractors for proposed work
  • Gather and evaluate received bids from vendors and contractors
  • Evaluate and coordinate preservation and construction work
  • Communicate and work closely with contractors and vendors
  • Bring on board and fully vet vendors and contractors to the Aremco network
  • Manage the work to protect and preserve vacant properties across the United States
  • Reviewing offered bids for work to include photos, verbiage, and pricing.
  • Analyze data from multiple sources to set fair and competitive pricing
  • Evaluate proposed work to understand scale and scope from general yard maintenance to full rehabilitation and demolition of properties
  • Communication with municipalities to ensure any property issues are understood and being addressed (violations, neighbor complaints, client requests, etc.)
  • Work closely with our vendors and contractors to ensure preservation is being done at a cost that is within industry standards.
  • Review bids and damages provided by preservation vendors and contractors
  • Awareness of HOA/Code Violations to ensure they are being addressed
  • Proactively recognize possible municipal/HOA violations and work to avoid and/or resolve
  • Holds preservation vendors and contractors accountable for quality of work expectations and fair pricing.
  • Organize and coordinate timely work as a project manager
  • Work with clients, vendors, and contractors to ensure property is protected
  • Performs other duties as assigned.
  • Complies with company policies and procedures.
Qualifications and Required Skills, Abilities & Experience:
  • Construction management experience
  • Property preservation experience
  • Insurance field or desk adjuster experience
  • Project management experience
  • Strong organizational skills
  • Ability to work well with others
  • Management and oversight of vendors and contractors
  • Knowledge of GSE guidelines and experience with investor guidelines
  • Ability to work in a fast-paced environment
  • Minimum two years’ experience in the preservation, REO, or property maintenance field
  • Working knowledge of accepted business practices in the mortgage industry
  • Strong understanding of construction. Field work experience.
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Outlook, Word and Excel, Expert level experience
  • Estimating software experience. RepairBase, Xactimate, ProEstimator or comparable systems.
  • Proficient with Vendor Management Software
  • Demonstrated attention to detail
  • Ability to work independently with minimal supervision
  • Strong analytical and problem-solving skills
  • Works well in a fast paced, high-pressure environment with rapidly shifting priorities
  • Strong negotiation and follow-up skills, as well as the ability to meet strict deadlines
