Job description

About the role:
The BAS Controls Programmer is responsible for developing, configuring, testing, and deploying building automation control systems used in commercial, industrial, and mission-critical facilities. This role transforms mechanical and electrical design intent into fully functional control logic using DDC, PLC, and BAS programming tools.
You will work closely with design engineers, project managers, and field technicians to ensure every system operates safely, efficiently, and according to specification.
Key Responsibilities:
  • Develop and program DDC controllers, including logic, sequences, alarms, schedules, and trends.
  • Build and configure controller databases, graphics, navigation, and user interfaces.
  • Implement integration using BACnet, Modbus, and other open protocols.
  • Configure and test network settings, IP addressing, routing, and device bindings.
  • Create and update programming libraries, templates, and standards.
  • Support field technicians during startup, commissioning, point-to-point testing, and functional testing.
  • Troubleshoot communication issues, device failures, programming errors, and performance gaps.
  • Perform on-site adjustments to optimize HVAC and mechanical system performance.
  • Validate I/O lists, mechanical schedules, control drawings, and sequences of operation.
  • Maintain organized project files including backups, version control, release notes, and as-built documentation.
  • Participate in internal design and code reviews, contributing to programming best practices.
  • Coordinate with engineers, PMs, and installers to clarify design intent and execution requirements.
  • Implement third-party integrations (meters, lighting, power monitors, VFDs, chillers, boilers, AHUs, RTUs, etc.).
  • Develop and modify system graphics that reflect the mechanical system accurately.
  • Support complex system architectures including EPMS, SCADA, PLC-based subsystems, and networked BAS deployments.

Qualifications:
  • Experience programming building automation systems (Delta Controls, Tridium Niagara, Johnson Controls FX, Siemens, Schneider, Honeywell, Automated Logic, Distech, etc.).
  • Strong understanding of HVAC systems: AHUs, VAVs, chillers, boilers, RTUs, pumps, cooling towers.
  • Working knowledge of BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, device addressing, and network configuration.
  • Ability to interpret MEP drawings, wiring diagrams, and sequences of operation.
  • Proficiency with BAS programming tools, configuration utilities, and software loaders.
  • Strong troubleshooting and problem-solving skills in live controls environments.

Preferred Qualifications:
  • Experience with Delta Controls software tools and certification (Fundamentals, Advanced Applications).
  • Experience with Allen-Bradley PLCs, Ignition, or SCADA systems.
  • Familiarity with server setup, virtual machines, or OT networks.
  • Associate or bachelor's degree in Electrical, Mechanical, Controls, or related field.
  • Experience supporting mission-critical environments (data centers, healthcare, pharma, labs, etc.).
