WHAT YOU WILL DO
Purpose of this Role: The Title Curative Specialist is responsible for resolving title defects, exceptions, and requirements identified during the title examination process. Operating within the default servicing and lender services environment, this role bridges the gap between a problematic title and an insurable one - clearing the path for foreclosure completion, REO disposition, and asset transfer. This is a resolution-focused role requiring persistence, legal instrument knowledge, and strong cross-functional coordination.
Value to the Team: The Title Curative Specialist is the engine that keeps files moving. By methodically resolving the defects identified by the examination team, this role converts uncommittable or uninsurable title into clean, closeable files. Their work directly reduces file age, prevents SLA breaches, and allows the broader team to meet client commitments and throughput goals. A skilled curative specialist is one of the highest-value contributors to pipeline velocity.
Organizational Impact: This role impacts the organization by ensuring work is able to move through various stages of the process cleaning to avoid delayed closings, failed REO sales, and lender liability in default servicing. The Title Curative Specialist directly mitigates these risks by ensuring assets are title-insurable and transaction-ready. Their work protects revenue, strengthens underwriter relationships, and preserves the organization's standing with servicer and lender clients who depend on timely, clean title delivery.
Key Responsibilities:
  • Review title commitments and exception reports to develop curative action plans for each defect
  • Obtain and record corrective assignments, missing mortgage releases, and satisfactions of lien
  • Draft or coordinate the preparation of corrective instruments including affidavits of heirship, scrivener's error affidavits, and corrective deeds
  • Research and resolve breaks in chain of title resulting from tax sales, sheriff's sales, or prior foreclosure actions
  • Clear estate, probate, and heir-of-the-body issues in coordination with legal counsel
  • Work with underwriters to determine what defects require full cure vs. what may be insured over with an indemnity or endorsement
  • Coordinate with foreclosure attorneys when curative issues impact foreclosure timelines or sale dates
  • Communicate status updates on open curative items to internal teams, servicer clients, and lender contacts
  • Maintain curative logs and documentation in accordance with file management and compliance standards
  • Track and meet curative SLAs to minimize impact on disposition and closing timelines

Qualifications: Please note, applicants should have direct experience working with title examination.
Qualifications:
  • Experience: Minimum 2-4 years of experience in Louisiana title curative, title production, or default servicing title operations. Also experience working directly with title underwriters on curative resolutions and insuring-over decisions.
  • Knowledge: Demonstrated knowledge of title defects common to the default/foreclosure environment, including assignment gaps, open liens, and chain of title breaks
  • Skills: Strong written and verbal communication skills for coordination with attorneys, underwriters, and clients and ability to manage multiple open files simultaneously and prioritize based on urgency and SLA requirements
  • Technical Proficiency: Familiarity with legal instruments including assignments, releases, affidavits, and corrective deeds
  • Education: High school diploma or equivalent.

Preferred Skills:
  • Multi-state curative experience, with knowledge of state-specific recording requirements and curative standards
  • Experience with title production platforms (SoftPro, RamQuest, ResWare, or similar)
  • Prior exposure to REO disposition workflows and asset management timelines
  • Familiarity with underwriter indemnity and escrow holdback processes
  • Paralegal training or coursework in real property law is a plus
