About the Job

VOTA is seeking an in-house Real Estate Attorney to support the company's growing real estate and timeshare closings, foreclosures, terminations, and title operations. This role will serve as a key legal resource, providing guidance and oversight throughout the timeshare transfer and closing process while helping ensure compliance with applicable state laws, regulatory requirements, and industry standards.

The ideal candidate will have 2–5 years of experience practicing real estate law, with a strong understanding of real estate transactions, title matters, deed preparation, and closing processes. Experience within the timeshare industry is preferred but not required. Licensure in Florida is required. Licensure in South Carolina or additional states is a plus and will be compensated accordingly.

This position is ideal for an attorney who enjoys solving complex title and ownership issues, collaborating with operational teams, and finding practical solutions that support both business objectives and legal compliance. The successful candidate will work closely with Closing, Inventory, Funding, and Leadership teams to review transactions, mitigate risk, and help facilitate successful ownership transfers.

Key Responsibilities

  • Provide legal support and guidance related to timeshare transfers, ownership changes, and closing transactions.
  • Review deeds, transfer documents, title reports, estoppels, and related documentation for legal sufficiency and compliance.
  • Advise internal teams on real estate and title-related matters, including ownership disputes, probate issues, trust transfers, and other complex transaction scenarios.
  • Assist in resolving title defects, documentation discrepancies, and legal issues that may delay or prevent closings.
  • Draft, review, and revise legal documents, agreements, correspondence, and internal policies related to closing operations.
  • Ensure compliance with applicable state real estate laws, timeshare regulations, and company policies.
  • Provide legal analysis and recommendations regarding transaction risk and operational processes.
  • Support the development and implementation of best practices, procedures, and controls to improve efficiency and mitigate risk.
  • Conduct legal research and provide guidance on emerging regulatory or legislative changes impacting the business.
  • Coordinate with outside counsel, title companies, resorts, and other third parties when necessary.
  • Assist with foreclosure, collection, and ownership recovery matters as needed.

Qualifications

  • Juris Doctor (J.D.) from an accredited law school.
  • Active Florida Bar license required. South Carolina licensure or additional state licenses preferred.
  • 2–5 years of experience practicing real estate law, title law, closing services, or a related field.
  • Strong knowledge of real estate transactions, title review, deed preparation, and closing procedures.
  • Experience analyzing and resolving complex ownership and title issues.
  • Excellent legal research, analytical, and problem-solving skills.
  • Strong written and verbal communication abilities.
  • Ability to manage multiple priorities and work independently in a fast-paced environment.
  • Timeshare industry experience preferred but not required.
