This will be responsible for managing a portfolio of office and industrial buildings as well as creating and maintaining value in real property consistent with the owner’s objectives. You will seek the efficient balance of tenant and owner relations, accurate financial budgeting and expense control, and proper risk management in compliance with the highest standard of professional ethics.In addition, this role will also mentor and train support staff and other real estate managers and building engineering staff assigned to them. External customers may include owners, vendors and subcontractors used in day-to-day functions, maintenance and repair of the building.**Some things you can expect to do:*** Prepare and manage annual budgets for approval by owner; monitor adherence to meet owner financial expectations and adherence to management agreement* Monitor competitive bidding, hiring and supervision of vendors and subcontractors* Schedule regular property inspections at least quarterly to target areas for improvement and to ID risk management issues* Meet monthly reporting deadlines with well-executed narrative and variance explanation* Implement client relationship plans and maintain key contact role* Review documents as prepared by real estate managers* Create and anticipate opportunities for expanding business* Manage staff necessary to support the respective properties operations* Work in a mentoring role with Real Estate Managers, helping to develop their personal and professional goals* Negotiate leases and prepare appropriate documents* Has developed a solid working relationship with the brokerage community to assure optimal leasing exposure* Work to coordinate the bridging gaps between leasing, tenant improvement completion and occupancy* Manage relationship proactively with building principals with a focus on tenant satisfaction and lease renewal**To be successful in this role you must have:*** Bachelor’s degree; preferably in Business, Economics or Real Estate* Minimum ten years of experience in real estate management* Real Estate license is required* Experience in budgeting and operating cost supervision* A graduate degree and/or one or more professional designations (CCIM, CPM, RPA, etc.) is preferred**You will really stand out if you can successfully perform the following:*** Meet or exceed internal and external customer expectations on a daily basis* Professional and timely response to tenant and owner requests* Must be reliable and self-motivated to work independently* Must be able to successfully work as part of a team* Must be available and willing to respond to after-hour emergency calls from customers in a timely manner* May supervise Assistant Real Estate Manager, Real Estate Manager, Real Estate Administrator, Real Estate Coordinator, Maintenance and Engineering staff* Represent Ryan in trade organizations and in the community**Compensation:**The salary is $125,000 - 134,000.00 per year.
