The Project Manager is responsible for successfully delivering projects while maintaining an exceptional client experience. This role serves as the primary advocate for the customer throughout the construction process, ensuring that the client’s goals, expectations, and priorities remain at the center of every project decision. The Project Manager leads all elements of the construction process including project planning, coordination, financial management, contract management and communication from preconstruction through closeout while maintaining a strong commitment to service, honesty, dependability, quality and integrity.
By proactively identifying challenges, communicating clearly, and responding quickly to client needs, the Project Manager ensures that projects are delivered safely, on schedule, within budget, with excellent quality and in alignment with the client’s vision. Project managers must put the Clients needs above their own. This generates trust and builds the relationship.

ESSENTIAL DUTIES AND RESPONSIBILITIES
(Includes, but is not limited to, the following):
- Utilize ABI-standard takeoff software to produce accurate project takeoffs
- Develop detailed estimates, qualifications, alternates, and bid leveling analyses
- Prepare conceptual budgets based on limited or schematic design information
- Participate in all preconstruction phases, including planning, zoning, site selection, and permitting
- Serve as the primary point of contact for clients, consultants, and key stakeholders
- Support Project Superintendents and subcontractors with all necessary resources
- Develop and manage prime contracts
- Develop and administer subcontracts and purchase orders
- Negotiate effectively with subcontractors and vendors
- Establish and manage project budgets
- Develop and maintain both prime and subcontract schedules
- Lead subcontractor negotiations
- Oversee submittals and Requests for Information (RFIs)
- Manage all project documentation and reporting
- Prepare and distribute weekly client reports
- Manage all change orders (prime and subcontract)
- Prepare owner payment applications
- Review and approve subcontractor qualifications
- Plan, coordinate, and document project meetings
- Oversee project closeout processes
- Review and approve project invoices
- Conduct site visits and field coordination
- Develop and maintain lookahead schedules
- Interface with clients, construction managers, architects, and consultants as required
- Manage permitting and inspections
- Drive full project lifecycle management
- Mentor and train Assistant Project Managers
- Perform additional duties as assigned

KNOWLEDGE AND EXPERIENCE REQUIRED: (Must meet at least one of the following):
- Bachelor’s degree in a construction-related field
- Minimum of 2 years of experience as an Assistant Project Manager with a commercial general contractor
- Proven experience as a Project Manager with a commercial general contractor

PHYSICAL DEMANDS:
Light to strenuous physical activity performing daily activities of an administrative nature to include:

• Working in an outdoor environment in all types of weather conditions, including, but not limited to sun, rain, wind, heat, cold, etc.

TRAVEL DEMANDS:
• Local travel required.
• Must have reliable transportation and ability to travel locally to office and project job sites.
