About AMP

AMP is a growing multi-family management company overseeing a diverse portfolio of approximately 15,000 apartment homes throughout Austin, Texas. Our communities include a blend of conventional and affordable housing assets, creating unique opportunities to serve residents across multiple market segments while delivering exceptional performance for ownership groups.

We are seeking an experienced, strategic, and results-driven Assistant Marketing Director to help lead portfolio-wide marketing initiatives, support occupancy goals, strengthen brand positioning, and drive leasing performance across our communities.

This is an on-site position based in Austin, Texas, requiring regular collaboration with operations, leasing teams, ownership groups, and vendor partners.


Position Summary

The Assistant Marketing Director will support the development and execution of comprehensive marketing strategies for a 15,000-unit multi-family portfolio. This role combines strategic planning, digital marketing expertise, data analytics, team collaboration, and hands-on execution to ensure communities achieve leasing goals and maximize market performance.

The ideal candidate possesses significant multi-family marketing experience, deep knowledge of both affordable and conventional housing marketing strategies, and a strong understanding of current digital marketing trends, lead generation platforms, and apartment industry technology.


Key Responsibilities

Portfolio Marketing Strategy

  • Assist in developing and executing portfolio-wide marketing plans that support occupancy, traffic, lead generation, and revenue objectives.
  • Collaborate with operations leadership to align marketing initiatives with business goals.
  • Identify opportunities to strengthen market position and competitive advantage across communities.
  • Support acquisition, repositioning, stabilization, and lease-up marketing efforts.

Digital Marketing & Lead Generation

  • Manage digital marketing campaigns, including:
  • Google Ads
  • Meta (Facebook and Instagram)
  • Search Engine Optimization (SEO)
  • Retargeting campaigns
  • Email marketing
  • Listing services and ILS platforms
  • Monitor lead-generation performance and optimize campaigns to maximize ROI.
  • Oversee website content, landing pages, community branding, and online reputation initiatives.

Affordable Housing Marketing

  • Ensure compliance with affordable housing marketing requirements and fair housing regulations.
  • Coordinate outreach and marketing efforts for affordable housing communities.
  • Develop targeted marketing strategies that support income-qualified resident acquisition while maintaining compliance standards.

Data Analysis & Reporting

  • Analyze marketing and leasing performance metrics across the portfolio.
  • Track conversion rates, cost-per-lead, occupancy trends, website performance, and campaign effectiveness.
  • Prepare executive-level reports and recommendations for leadership.
  • Utilize data to identify opportunities for performance improvement and budget optimization.

Branding & Creative Development

  • Maintain consistent portfolio branding standards.
  • Collaborate with internal teams and external vendors on:

  • Signage
  • Photography
  • Video content
  • Social media initiatives
  • Support community-specific branding and promotional campaigns.

Vendor & Budget Management

  • Manage relationships with marketing agencies, photographers, website providers, and other vendors.
  • Assist with annual marketing budget planning and ongoing expense management.
  • Evaluate vendor performance and ensure marketing investments produce measurable results.

Team Support & Leadership

  • Partner with regional and onsite teams to improve leasing performance and marketing effectiveness.
  • Provide training and guidance regarding marketing best practices and lead management.
  • Serve as a key marketing resource for operations teams throughout the portfolio.

Qualifications

  • 5+ years of multi-family housing marketing experience.
  • 2+ years in a marketing leadership or management role.
  • Experience managing marketing initiatives for multiple apartment communities or a large portfolio.
  • Strong understanding of digital advertising platforms and analytics.
  • Knowledge of affordable housing marketing requirements and Fair Housing regulations.
  • Exceptional written and verbal communication skills.
  • Advanced proficiency with Microsoft Office Suite, including Excel and PowerPoint.
  • Strong project management and organizational skills.

Preferred

  • Experience marketing both affordable and conventional apartment communities.
  • Bachelor's degree in Marketing, Communications, Business, Public Relations, or related field.
  • Experience with lease-ups and value-add/repositioning projects.
  • Familiarity with Yardi suite, or similar property management and marketing platforms.
  • Experience managing agency relationships and marketing budgets.
  • Google Analytics and Google Ads experience.
