Job description

SUMMARY


The Manager is responsible for assuring that the tenants receive prompt, efficient, courteous and quality service. In order to execute this responsibility, the Manager should supervise the general administration and physical operation of the property, and provide direction to and assurance that the rental program is properly executed; assure the provision and maintenance of efficient mechanical operations, adequate buildings and equipment; and be responsible for the employment of a good tenant relations.

DEPARTMENT: Operations - Professional

SCHEDULE: 7:30 - 4:00 can flex

RESPONSIBILITIES

All ElderONE staff members must demonstrate the knowledge and skills necessary to assess, plan care for and provide service to frail elderly participants according to the following responsibilities and standards:
The Manager should perform the following duties in regards to Home Properties of NY:
Regularly inspect the building and grounds, noting physical appearance of property, deferred maintenance and other related data.
Inform the Property Manager of observed deferred maintenance and property deficiencies in writing, noting specific locations, conditions and recommendations for corrective measures.
Provide direction and guidance to the maintenance staff and social service coordinator, assigning work proprieties and explaining duties and responsibilities.
Establish a rental office procedure with the approval of the Property Manager:
Interview all potential tenants and help select those that qualify.
Confer with the Property Manager on all evictions, lease violations and special arrangements.
Be responsible for all job assignments, explain employee duties and responsibilities, and inform operations staff of policies and procedures.
Be responsible for the collection, deposit and reporting of all rent and security deposits.
Sign all lease agreements.
Responsible for site budget, accounts payable, company and government agency reports, maintaining budgeted occupancy goals, leasing and resident relations.
Coordinate tenant monthly meetings to encourage tenant input and provide tenant training programs, i.e., evacuation procedures, apartment safety and security suggestions, etc.
Oversees the planning of tenant activity programs.
Any other duties and/or functions to facilitate excellent tenant relations and to maintain fiscal viability.
Attend quarterly community Managers Meeting.
Attend Hudson Seminars and workshops.
Facilitate quality staff meetings to ensure and or resolve any issues or concerns they might have.
Able to write up Property's budget yearly with Property's Manager's assistance and input.
The Manager should perform the following duties in regards to Independent Living for Seniors:
Build and keep a report with all other rental property agents that provide ElderONE with shared aide programs on a weekly or as needed basis.
Teamwork with all other ElderONE disciplines and staff members within system to help keep chain of linkage bonded.
Provide direction and guidance to the maintenance staff and social service coordinator, assigning work proprieties and explaining duties and responsibilities.
Knowledge at all times of housing availability within all apartment complexes.
Responsible for all donation items to ElderONE and the distribution to participants in need.
Attend Day Center Supervisor meetings on a weekly basis to inform teams of available housing.
Attend ElderONE Manager/Supervisors meeting every 2nd and 4th Monday of each month.
Responsible for yearly job performance and appraisals for 3 staff members.
Keep policies and procedures up to date regarding housing and donations.
Stay in the link with Public Safety for all shared aide buildings safety.
TQM knowledgeable and able to write up yearly integrated service plan.
Assist with the development of ElderONE' yearly budget along with Management team.
Coordinate along with Hudson site Day Center Supervisor every fire drill evacuation procedures.
Be responsible along with follow through for all job assignments.
