Description
Seeking a highly experienced, organized, and motivated individual to join our reputable team as the Director of Affordable Housing for a well-established property management company based in Southfield, MI.
Responsibilities:
  • Lead and develop the in-house Compliance Specialists, Area Directors, Property Managers, and site teams to foster a culture of accountability and growth.
  • Provide strategic operational guidance for a portfolio of affordable housing communities.
  • Work with the Chief Operating Officer to oversee financial performance, including budget management and operational metrics.
  • Conduct property visits to assess performance and implement improvement strategies.
  • Build relationships with residents and community partners to enhance trust and service delivery.
  • Lead the onboarding of newly acquired Affordable properties, including compliance set-up and tenant file reviews.
  • Ensure compliance with HUD Handbook 4350.3, EIV, TRACS, VAWA, and all applicable federal, state, and agency regulations.
  • Assist preparing communities for Management & Occupancy Reviews (MORs), REAC/NSPIRE inspections, file audits, and regulatory reviews.
  • Conduct routine quality control reviews of tenant files and compliance documentation.
  • Identify compliance risks and proactively work with the Regional Manager to implement corrective measures before deficiencies occur.
  • Ability to oversee department staff, conduct performance evaluations and provide coaching, accountability, and professional development.
  • Review payroll, approve timecards, personnel changes, and maintain HR documentation.

Requirements
Qualifications:
  • Minimum 7 years experience in property management leadership.
  • Experience managing multiple properties.
  • Understanding of affordable housing operations including federally assisted housing programs like LIHTC an Section 8 with a minimum of 5 years' experience.
  • Proven track record in coaching and developing property management teams and leaders.
  • Demonstrated ability to build reliable relationships with residents and community partners.
  • Required experience with NSPIRE and/or certifications in HUD or Tax Credit.
  • Experience in affordable housing laws and regulations, including Tax Credit/LIHC, Project-Based Section 8, Home, RAD, and Housing Choice Vouchers.
  • Competence in computer skills, keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Teams, and Outlook).
  • Demonstrated experience with: HUD applications and eligibility determinations, waiting list administration, initial certifications, annual recertifications, interim recertifications, income and asset calculations, EIV, TRACS, HUD file audits.
