Up Campus Management is hiring an Assistant General Manager to support operations at Fieldhouse Dinkytown, a high-profile student housing community located near the University of Minnesota. This role plays a central part in supporting financial performance, leasing strategy execution, and day-to-day property operations while helping maintain a strong resident experience and team culture.

The Assistant General Manager serves as a key operational partner to the General Manager and steps into leadership responsibility when needed. This is an excellent opportunity for someone with strong lease-up and stabilized student housing experience who enjoys working across operations, financial performance, leasing strategy, and team coordination.

ABOUT THE ROLE


The Assistant General Manager supports all aspects of property operations, including financial tracking, leasing performance, resident relations, vendor coordination, and compliance with company policies and local requirements. This role reports to the General Manager and collaborates closely with onsite staff, accounting partners, and maintenance leadership to ensure the property meets operational and occupancy goals. The role is accountable for supporting financial accuracy, maintaining delinquency performance standards, ensuring strong leasing execution, and helping uphold brand and service expectations across the community.


WHAT YOU’LL BE RESPONSIBLE FOR

Property Operations & Financial Performance

  • Support monthly variance reporting and assist with explanations tied to operating budget performance
  • Partner with accounting to ensure accurate financial statements, accruals, and expense coding
  • Monitor property expenses including maintenance costs, utilities, taxes, insurance, and vendor invoices
  • Ensure invoices are reviewed and submitted in a timely manner
  • Support delinquency management and help maintain average delinquency below 2%
  • Maintain accurate resident account documentation and notes within Entrata Support eviction processing and notices in compliance with state and local law

Resident Experience & Compliance

  • Oversee damage inspection documentation and ensure charges are properly applied to resident ledgers
  • Support execution of the final move-out (FMO) process and security deposit reconciliation in accordance with applicable law
  • Maintain professional and responsive communication with residents, including during complex conversations
  • Ensure compliance with company policies, procedures, and regulatory requirements
  • Help maintain consistent presentation standards across the community

Leasing Strategy & Performance Support

  • Assist with development and execution of leasing and marketing strategy
  • Conduct property tours and support leasing activity as needed
  • Review traffic performance and identify leasing objections and conversion opportunities
  • Monitor leasing funnel performance including: traffic-to-lead conversion, lead-to-tour conversion, and tour-to-lease conversion.
  • Maintain accurate leasing documentation and reporting within Entrata

Team Coordination & Vendor Partnerships

  • Support supervision and development of onsite staff·
  • Help foster a collaborative and inclusive team culture across departments
  • Maintain strong vendor relationships and support timely invoice processing
  • Partner with the General Manager on special projects and operational initiatives
Requirements:

WHAT WE’RE LOOKING FOR

  • Bachelor’s degree and/or relevant student housing industry experience preferred
  • Multiple years of experience supporting new development lease-ups, including at least one lease-up community over 600 beds preferred
  • Experience working within the Minneapolis student housing market or a comparable
  • Big Ten university market preferred
  • Strong working knowledge of Entrata or similar property management systems
  • Experience supporting operations within stabilized student housing communities
  • Ability to interpret financial performance data and support operational decision-making
