Responsibilities

As an Assistant Engineering Manager with Hines, you will assist the Engineer Manager in the planning and implementation of all mechanical operations, maintenance, energy management programs, and employee development programs. You will ensure adherence to Hines' quality standards and property operating objectives while maintaining focus on the delivery of exceptional client experience. At Hines, delivering exceptional client experience means combining a hospitality culture with real estate knowledge to create spaces where people feel valued, connected, and inspired. Responsibilities include but are not limited to:

  • Assist Engineering Manager with directing and overseeing all building maintenance and operations in accordance with Hines' service level standards, ensuring a best-in-class, client-centric experience across the property.

  • Assist in recommending appropriate staffing levels and applying hospitality hiring practices to identify and hire hospitality-minded personnel, including third-party contractors.

  • Assist in coordinating the engineering team's activities, while leading them in the delivery of Hines' Hospitality Standards.

  • In alignment with the firm's leadership principles, assist with training, mentoring, and continuously developing all engineering staff on performance, protocol procedures, building systems, and the adoption of Hines Efficient Practices.

  • Foster and sustain a collaborative and professional work environment while actively contributing to achieving the team's strategic goals.

  • Within the area of responsibility, perform, maintain, and supervise an effective operation and general maintenance program with accurate, up-to-date records (current & historical) including, but not limited to: HVAC, MEP, electrical, plumbing, equipment operations, and inventory.

  • Support the Engineering Manager in ensuring property compliance with all City, State and Federal safety and environmental laws, codes, standards, and regulations.

  • Provide a timely and hospitable response to all inquiries and property work orders.

  • Maintain a collaborative and professional work environment while actively contributing to achieving the team's strategic goals.

  • Follow and maintain all current emergency procedures set forth by Hines and the assigned property.

  • Oversee the administration of necessary inventory control programs and systems to ensure accurate and timely records of its disposition.

  • Support Engineering Manager in furnishing engineering staff with the correct equipment, tools, and training as appropriate to the property.

  • Assist with developing a comprehensive global strategic plan that aligns with objectives of the engineering department and ownership's overarching goals.

  • Maintain familiarity with property security systems.

  • Assist with managing staff scheduling and monitor/approve time sheets.

  • Purchase supplies and services required within the area of responsibility and according to approved budget guidelines.

  • Actively participate in required training activities and seminars.

  • Act without approval to ensure standards are maintained in the absence of the Engineering Manager.

  • Assume additional responsibilities as delegated by Engineering Manager

Qualifications

Minimum Requirements include:

  • High school diploma or equivalent from an accredited institution.
  • 5+ years' experience as a Building Engineer or equivalent facilities technical trade.

  • Supervisory experience preferred.

  • Meet requirements of staff engineer positions.

  • High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.

  • Possess strong supervisory and analytical abilities with a solution-oriented mindset.

  • Maintain composure and professionalism at all times.

  • Excellent interpersonal, verbal, and written communication skills.

  • Successful completion of the Introductory Core, Technical Core, Advance Core and Management Core Modules of the Hines Engineering Training Program.

  • Demonstrates knowledge of all the Hines Engineering Efficient Practices and expert proficiency in multiple Efficient Practices including those under the employee's responsibility; ability to provide training in those areas.

  • Understand and use all types of testing equipment including, but not limited to: analog / digital multi-meters, as well as pressure, temperature, air flow, and leak detection devices.

  • Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.)

  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.

  • Excellent interpersonal, verbal, and written communication skills.

  • Solid financial analysis abilities related to building operations including proficiency in calculating discounts, interest, profit and loss, commissions, markup, selling price, ratios, proportions, percentages, surface areas, volumes, weights, and measurements.

  • Possess strong computer skills in order to effectively administer and implement changing requirements within the engineering programs.

  • Knowledge of property management procedures and concerns.

  • Understand and utilize personal protective equipment (PPE) appropriately.

  • When applicable*, obtain required city and/or government licenses or permits (i.e. Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.)

    • *If, upon hire or promotion to this position, an individual does not have the required permits or licenses, the individual will obtain those permits or licenses within six months of the hire/promotion, or six months from the date eligible for the license or permit.

  • Work approximately 80% of the time indoors and 20% of the time outdoors.

  • Must be able to stand for an extended period, at a minimum of 8 hours.

  • Use olfactory, auditory, and visual senses.

  • Ability to move, lift, carry, push, pull, and place objects more than 25lbs. without assistance.

  • Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+.

  • Work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions.

  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.

  • Work overtime as business needs deem appropriate.

  • Compensation: $97,800 - $122,300; 10% Bonus Pool
