ย Position Summary:ย 
We are seeking a skilled and reliableย Assistant Building Engineerย to join the engineering team at a 24-story commercial office building in the heart of downtown Chicago. This is a hands-on role supporting the day-to-day operations of a large, older high-rise with a complex mechanical infrastructure.
The ideal candidateย will have strong working knowledge in HVAC, plumbing, and basic electrical systems, and must be comfortable troubleshooting older mechanical components. You will work under the direction of the Chief Engineer and alongside building management to ensure all building systems are operating efficiently and safely.
Key Responsibilities:
HVAC & Mechanical Systems (Primary Focus)
  • Troubleshoot and maintain steam boiler and radiator systems, including steam traps, radiator valves, and control systems
  • Operate and maintain cooling tower, air handlers, compressors (some vintage), VAV boxes, and damper systems
  • Monitor systems and make seasonal adjustments as needed
Electrical
  • Replace light fixtures, outlets, fuses, and breakers
  • Troubleshoot minor electrical issues in tenant spaces and common areas
Plumbing
  • Perform minor repairs and part replacements on toilets, sinks, and fixtures
  • Rodd drains, resolve clogs, and assist with identifying pipe and water flow issues
General Building Support
  • Assist with tenant service calls and preventive maintenance
  • Support capital improvement projects and coordinate with outside vendors as needed
Participate in rotating on-call schedule for emergency maintenance
Preventive Maintenanceย 
Conduct routine preventive maintenance on all building systems to prevent breakdowns and ensure longevity. Perform regular property inspections.ย 
Emergency Response
Respond promptly to building emergencies, including system failures, power outages, and other urgent maintenance needs.ย 
Vendor Management
Coordinate with external contractors and vendors for specialized maintenance, repairs, and inspections.ย 
Tenant Interaction
Address maintenance requests from tenantsย promptly and professionally, ensuring high levels of satisfaction. Conduct follow-up calls after service requests to ensure work has been completed satisfactorilyย 
Documentation
Maintain accurate records of maintenance activities, repairs, inspections, and safety checks. Keep records current and readily accessible. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations.ย 
Qualifications:ย 
  • Experience:ย Minimum of 5-6ย years of experience as an Assistant Building Engineer or in a related role, preferably in a high-rise residential or commercial environment.ย 
  • Technical Skills:ย Proficient in HVAC troubleshooting, especially steam and cooling tower systems. Experience with standardย electrical, plumbing, and mechanical systems specific to high-rise buildings. Experience with Boilers/Chillers required.
  • Certifications:ย Relevant certifications such as HVAC, EPA, Chicago Stationary Engineer license, or building systems engineering are preferred.ย 
  • Problem-Solving:ย Ability to diagnose and resolve complex building system issues effectively and efficiently.ย 
  • Communication:ย Strong verbal and written communication skills for interacting with tenants, vendors, and management.ย 
  • Physical Requirements:ย Ability to lift heavy objects (up to 50 lbs), work in confined spaces, and climb ladders as required for maintenance tasks. Ability to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.ย ย 
  • Availability:ย Must be available for on-call emergencies, including nights, weekends, and holidays as needed.ย
