Job description

Position Overview

Peachtree Group is seeking a CPACE Asset Manager to join its Debt Asset Management team. This individual will be responsible for the ongoing oversight and management of a portfolio of Commercial Property Assessed Clean Energy (C-PACE) investments, with a focus on monitoring asset performance, managing risk, ensuring compliance with transaction requirements, and supporting successful outcomes throughout the life of each investment.

Reporting to the Vice President, Debt Asset Management, the CPACE Asset Manager will serve as a key point of contact following transaction closing and will work closely with borrowers, sponsors, servicers, capital partners, and internal teams. The ideal candidate will have experience in commercial real estate finance, asset management, loan servicing, credit, or underwriting and possess strong financial, analytical, and relationship-management skills.

Key Responsibilities

  • Manage and monitor a portfolio of C-PACE investments from closing through repayment, ensuring compliance with transaction documents and internal asset management requirements.
  • Monitor the financial and operating performance of underlying commercial real estate assets, including hospitality, multifamily, industrial, office, retail, and other property types.
  • Review borrower reporting packages, financial statements, operating results, budgets, rent rolls, construction updates, and other required deliverables.
  • Track and monitor key transaction requirements, including payment status, reporting obligations, insurance, property taxes, covenants, reserves, and other material requirements.
  • Perform ongoing financial and credit analysis to identify changes in asset performance, borrower creditworthiness, and overall investment risk.
  • Maintain asset-level financial models and analyze actual performance relative to underwriting, budget, and prior-period results.
  • Monitor construction and renovation projects associated with C-PACE financings, including project progress, budgets, draw activity, completion milestones, and potential cost overruns or delays.
  • Coordinate and review funding and draw requests, supporting documentation, and related approvals in partnership with internal and external stakeholders.
  • Identify potential performance issues, covenant concerns, maturity risks, construction delays, or other areas of exposure and proactively escalate concerns to senior leadership.
  • Develop recommendations and action plans for watchlist assets, amendments, waivers, modifications, extensions, and other asset management matters.
  • Prepare recurring portfolio reporting, asset-level updates, risk assessments, and presentations for senior management and investment stakeholders.
  • Maintain accurate and organized asset records, reporting schedules, compliance requirements, and key dates.
  • Coordinate with third-party servicers to ensure accurate payment processing, reporting, and administration of C-PACE assessments.
  • Build and maintain strong relationships with borrowers, sponsors, lenders, servicers, capital partners, and other transaction counterparties.
  • Partner closely with Peachtree Group's originations, underwriting, credit, legal, finance, and accounting teams to ensure a smooth transition of newly closed investments into asset management.
  • Support portfolio-level analysis and reporting, including exposure, concentration, performance trends, upcoming maturities, and emerging risks.
  • Assist with special projects and strategic initiatives related to the continued growth of Peachtree Group's C-PACE platform.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.
  • 5–7+ years of relevant experience in commercial real estate asset management, debt asset management, loan servicing, credit, underwriting, portfolio management, structured finance, or a related field.
  • Experience with C-PACE financing is strongly preferred; candidates with relevant commercial real estate debt experience and an interest in developing C-PACE expertise will also be considered.
  • Strong understanding of commercial real estate finance, loan documentation, credit analysis, and asset-level financial performance.
  • Experience analyzing property-level financial statements, budgets, operating results, and borrower reporting.
  • Construction lending, construction monitoring, or draw administration experience is a plus.
  • Strong financial modeling and analytical skills with proficiency in Microsoft Excel.
  • Ability to review complex transaction documents and translate requirements into actionable asset management processes.
  • Excellent organizational skills with the ability to manage multiple assets, deadlines, and priorities simultaneously.
  • Strong written and verbal communication skills with the ability to interact effectively with borrowers, sponsors, senior leadership, and external partners.
  • Detail-oriented, proactive, and comfortable identifying and escalating potential risks.
  • Ability to work collaboratively in a fast-paced, entrepreneurial environment.

Preferred Experience

  • Direct experience managing or servicing C-PACE investments.
  • Experience with commercial real estate debt, private credit, bridge lending, construction lending, or structured finance.
  • Exposure to hospitality and other transitional or construction-related commercial real estate assets.
  • Experience managing amendments, waivers, extensions, workouts, or other complex asset management situations.
  • Familiarity with C-PACE program requirements, assessment structures, capital stacks, and servicing processes.
