About the Role

The Building Assessment Specialist will play a key role in evaluating the condition of building systems and components through field inspections and technical assessments. This position is primarily focused on building inspections, documentation, and condition reporting, with the opportunity to develop expertise in capital reserve studies, lifecycle costing, and long-term facility planning over time.

You will work closely with engineers, property managers, and building owners to assess physical asset conditions and help support informed maintenance and capital planning decisions. This role is ideal for someone who enjoys fieldwork, technical evaluation, and growing into broader financial and planning aspects of asset management.


Key Responsibilities
  • Conduct on-site inspections of building systems and components to assess condition, performance, and remaining useful life
  • Document findings through field notes, photos, sketches, and structured inspection reports
  • Assist in the development of building condition assessments and technical reports for clients
  • Support the preparation of capital reserve studies, including data collection and preliminary cost analysis (with training provided)
  • Identify maintenance needs, deficiencies, and potential future repair or replacement requirements
  • Collaborate with engineers, property managers, and clients to gather project information and clarify site conditions
  • Assist in tracking construction cost trends, materials, and maintenance practices relevant to long-term planning
  • Contribute to long-term maintenance and replacement planning documentation as experience grows
  • Ensure reports are accurate, well-organized, and clearly communicate building conditions and recommendations
  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field (or equivalent experience) strongly preferred
  • 5+ years of experience in building inspections, construction, facilities maintenance, or related field
  • Strong observational and analytical skills with attention to detail in field documentation
  • Familiarity with building systems (structural, envelope, mechanical, electrical, plumbing)
  • Strong written and verbal communication skills
  • Ability to work independently in field environments and manage multiple site visits/projects
  • Proficiency with report writing and basic software tools (Excel, Word, and inspection/reporting tools)
  • Interest in learning financial forecasting and capital reserve planning concepts
