Apartment Maintenance Manager / Property Coordinator
We are seeking an experienced, self-motivated individual to oversee all maintenance operations for a 50-unit apartment community. This position is ideal for someone who takes pride in their work, can work independently, and enjoys being the primary on-site representative for the property.
Responsibilities:
• Complete apartment turns including painting, flooring installation, drywall repair, cleaning, and unit preparation.
• Diagnose and repair plumbing, electrical, HVAC, appliance, and general maintenance issues.
• Perform preventative maintenance and routine property inspections.
• Respond to and complete resident work orders in a timely and professional manner.
• Coordinate and oversee outside vendors and contractors when necessary.
• Maintain grounds, common areas, and overall property appearance.
• Assist with move-in and move-out inspections.
• Communicate professionally with residents regarding maintenance requests and property concerns.
• Assist with property showings and leasing support as needed while working with off-site management and leasing staff.
• Maintain inventory of maintenance supplies and equipment.
• Participate in after-hours emergency maintenance when required.
Qualifications:
• Minimum 3 years of apartment maintenance or related property maintenance experience preferred.
• Strong knowledge of electrical, plumbing, HVAC, appliances, drywall, painting, flooring, and general repairs.
• Ability to troubleshoot problems independently and determine appropriate solutions.
• Excellent communication and customer service skills.
• Organized, dependable, and able to prioritize multiple tasks.
• Ability to work with minimal supervision.
• Valid driver's license and reliable transportation required.
• HVAC certification or EPA certification is a plus but not required.
• Bilingual English/Spanish is a plus.
The Ideal Candidate:
We are looking for a hands-on professional who can manage nearly all aspects of property maintenance while providing excellent resident service. This individual should be comfortable working independently, solving problems, coordinating vendors, and serving as the on-site face of the community.
