SENIOR PROPERTY MANAGER - WITH HUD CERTIFICATION EXPERIENCE!!
The buildings are located in UTICA, NY. You must be willing to travel to UTICA often (and other times work from the New York City Office). Tri-Hill Management will pay Utica travel expenses including overnight hotels, and other expenses as as necessary for the assignment.

Position Overview:

Tri-Hill Management is seeking an expert Senior Property Manager  with mandatory extensive HUD compliance experience to oversees the property portfolios in UTICA, NY.  This role splits time between our New York City office and on-site portfolio leadership in Utica. You will serve as the primary liaison for building owner, direct a team of the property managers, ensure flawless regulatory compliance, and execute 

Essential Functions:

HUD CERTIFICATION!!!!

● Provide direction and leadership to the team.

● Responsible for training, development, and growth of direct reports, including quarterly and annual reviews.

● Property inspections to ensure cleanliness, compliance with local laws and standard operating procedures and complete inspection reports.

● Oversee and meet weekly with direct reports to ensure all functions and responsibilities of the management team are being met.

● Prioritize and delegate projects to appropriate support resources and oversee ongoing progress to ensure priorities and deadlines are met in an efficient manner.

● Stay up to date on new regulations and housing policies and train teams to ensure understanding of its impacts.

● Conduct periodic asset management meetings and interface with clients.

● Review monthly reports prior to being issued to clients.

● Approval of payables in accordance with company policies and procedures.

● Oversee new property onboarding and property offboarding as needed.

● Availability for on-site emergencies when necessary and responsibility for after-hour emergencies wherever necessary.

● Review and approve all service and maintenance contracts including insurance requirements.

● Review all lease agreements with the leasing coordinator.

● Ensure and handle compliance with various city, state and related governmental agency requirements (e.g. HUD, DOB, ECB, FDNY, DHCR, Violation tracking)

● Supervise and monitor building services staff and preventative maintenance.

● Assist with development of operating and capital budgets.

● Oversee and coordinate capital improvement projects.

● Oversight, audit, and approval of payables.

● Conduct monthly review of reports sent to clients and for internal purposes.

● Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines.

● Implement company operating procedures to direct reports.

Qualifications:

Education and Experience:

• Minimum 7+ years of property management experience

HUD CERTIFICATION EXPERIENCE NECESSARY!!

• B.A/B.S. degree helpful (not necessary)

Skills Required:

● Experience and strong expertise in managing a team of property managers.

● Experience with AppFolio or similar property management software.

● Excellent organizational and time management skills.

● Ability to multitask and prioritize.

● Excellent written and verbal communication skills.

Punctual/Reliable/Professional.

● Strong attention to detail.

● Experience in managing building owners.

● Ability to multitask

Supervisory responsibilities: Yes - Property Managers (3); Maintenance Supervisor (1)

Physical Skills necessary to perform this job:

Coordination skills, sitting or standing at a desk with a computer. Ability to drive to travel to Utica by train. This position does not require heavy lifting.
