Location: Mountain City, TN
Contract Type: Independent Contractor (1099)
Schedule: Minimum 2 site visits per week

About Affordable Storage Guys

Affordable Storage Guys is a locally operated storage company serving East Tennessee with
clean, secure, and well maintained facilities. We are looking for a dependable, detail oriented
contractor to help maintain our Sevierville, TN properties and ensure a positive experience for
our customers.

Role Summary

The 1099 Site Manager Contractor is responsible for the overall cleanliness, security, and
day today upkeep of the storage facilities. This role is ideal for someone who works
independently, communicates well, and takes pride in maintaining a professional and welcoming
property. All work must be preauthorized in writing by the Company.

Key Responsibilities

โ— Maintain clean and orderly storage grounds, including trash removal and general
upkeep.
โ— Sweep climate controlled buildings and keep common areas clean.
โ— Provide basic onsite customer assistance when needed.
โ— Report maintenance issues, property damage, break ins, or suspicious activity to the
Director of Property Management.
โ— Complete a documented weekly walk through using the WebSelfStorage (WSS)
mobile walk around tool.
โ— Conduct twice weekly property checks to ensure units and grounds are secure and
properly maintained.

Unit Cleaning & Preparation

โ— Photograph the empty unit before cleaning.
โ— Sweep floors, remove cobwebs, and clean door areas.
โ— Apply bug spray around the unit perimeter and entrance.
โ— Place bait packs at the entrance (and in the back for larger units).
โ— Place a new lock inside the unit and photograph the cleaned unit with the lock visible.
โ— Tag the unit with a yellow tag and photograph the latch.
โ— Ensure unit numbers are visible in all photos.
โ— Send all required photos and completion updates to the Director of Property
Management.

Overlocking Past Due Units
โ— Overlock units as directed monthly.
โ— Record and submit lock numbers for each overlocked unit.
โ— Log lock numbers through WSS using "Report a Problem."

Security & Unit Status Verification

โ— Verify that each unit is properly secured and tagged according to its status in WSS.
Report any incorrect statuses to the Director of Property Management.

Additional Duties

โ— Check drop boxes for returned overlocks and return them to the designated company
unit.
โ— Communicate promptly with the Director of Property Management regarding issues or
irregularities.

Requirements

โ— Ability to work independently and manage time effectively.
โ— Strong attention to detail and reliability.
โ— Smartphone capable of using WebSelfStorage (WSS).
โ— Ability to lift, bend, and perform light physical tasks.
โ— Professional communication skills.
โ— Reliable transportation is required.
Compensation
โ— Contractฦ€based compensation discussed during the interview process.
โ— This is a 1099 independent contractor position.
