As the Director of Multifamily Marketing, you will lead marketing strategy and performance across the Dayrise Residential portfolio, partnering closely with Operations, regional leadership, and onsite teams to drive occupancy, leasing performance, brand positioning, and overall business results. This role combines strategic leadership with hands-on execution, using marketing and leasing data to identify opportunities, solve property-level challenges, and develop strategies that improve performance.
You will oversee key marketing channels, technology, vendor partnerships, and portfolio-wide initiatives while translating performance data into actionable recommendations. This role also provides day-to-day leadership, coaching, and development for one direct report.

Essential Duties and Responsibilities of Ideal Candidate:
  • Develop and execute portfolio-wide marketing strategies that support occupancy, leasing performance, brand positioning, and business objectives
  • Partner with Operations, regional leadership, and onsite teams to identify performance opportunities and develop targeted property-level marketing strategies
  • Analyze traffic, lead quality, conversions, applications, leases, website performance, advertising spend, and attribution to identify trends, gaps, and opportunities
  • Lead digital marketing strategy across PPC, paid advertising, remarketing, geofencing, Internet Listing Services, websites, reputation management, and other key channels
  • Oversee marketing technology and platforms, including CRM, AI leasing solutions, analytics, websites, and digital marketing tools
  • Manage relationships with digital advertising agencies, Internet Listing Services, technology providers, and other strategic marketing vendors
  • Collaborate with Revenue Management, Business Intelligence, Systems/IT, Operations, and other internal teams to support property and portfolio performance
  • Translate marketing and leasing performance into clear insights, recommendations, and action plans for leadership and key stakeholders
  • Support marketing budgets and planning, monitor performance, and identify opportunities to maximize marketing effectiveness and return on investment
  • Support acquisitions, dispositions, property transitions, rebrands, lease-ups, RFPs, and new business initiatives
  • Support brand standards, corporate social media, and the development of marketing resources, tools, and training for onsite and regional teams
  • Provide day-to-day leadership, coaching, prioritization, and professional development for one direct report while remaining an active, hands-on contributor
  • Stay informed of emerging multifamily marketing trends, technology, AI solutions, and digital strategies and identify opportunities to improve marketing effectiveness across the portfolio
What You'll Need to Succeed:
  • 6+ years of multifamily experience, including 5+ years of progressive multifamily marketing experience
  • Proven experience developing and executing marketing strategies across a multi-site or multifamily portfolio
  • Strong understanding of multifamily operations, property performance, leasing funnels, digital marketing, lead generation, attribution, and marketing analytics
  • Ability to operate as both a strategic leader and hands-on contributor in a fast-paced, performance-driven environment
  • Experience managing PPC and digital advertising agencies, marketing vendors, technology platforms, contracts, and budgets
  • Strong analytical skills with the ability to interpret marketing and leasing performance data and translate findings into actionable strategies
  • Experience presenting marketing performance, strategy, and recommendations to leadership, clients, ownership groups, and key stakeholders
  • Strong communication, presentation, project management, and relationship-management skills
  • Proven ability to collaborate across departments, anticipate business needs, solve problems, and drive initiatives from strategy through execution
  • Experience coaching and developing team members while balancing leadership responsibilities with individual contribution
  • Proactive, collaborative, and solutions-oriented approach with the ability to manage competing priorities and adapt to changing business needs
