Position Overview: The Acquisitions Associate will play a crucial role in supporting the acquisition process by performing underwriting, evaluating potential real estate acquisition opportunities, conducting due diligence, market research, and financial analysis. This position will also assist in deal sourcing, networking, creating investment memos and pitch materials for senior leadership.

Key Responsibilities:

  • Underwriting: Perform detailed underwriting of potential acquisition opportunities, including financial modeling and risk assessment.
  • Evaluation: Assess potential real estate acquisition opportunities by analyzing market trends, property performance, and investment potential.
  • Due Diligence: Conduct thorough due diligence on prospective acquisitions, including site visits, reviewing legal documents, and coordinating with third-party consultants.
  • Market Research: Perform comprehensive market research to identify trends, opportunities, and competitive landscapes within the industrial real estate sector.
  • Financial Analysis: Develop and maintain financial models to support acquisition decisions, including cash flow projections, return on investment (ROI) analysis, and sensitivity analysis.
  • Investment Memos: Assist in the preparation of detailed investment memos and pitch materials for presentation to senior leadership and investment committees.
  • Collaboration: Work closely with cross-functional teams, including finance, legal, and operations, to ensure seamless execution of acquisition strategies.
  • Reporting: Prepare regular reports and presentations on acquisition activities, market conditions, and financial performance for senior management.

Qualifications:

  • Bachelor's degree in Finance, Real Estate, Business, or a related field.
  • 3-5 years of experience in real estate acquisitions, brokerage, financial analysis, or a related role. Experience in industrial real estate preferred.
  • Strong analytical skills with proficiency in financial modeling and analysis.
  • Excellent written and verbal communication skills.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Proficiency in Argus and Microsoft Office Suite, particularly Excel and PowerPoint.
  • Knowledge of the industrial real estate market is a plus.
  • Georgia Real Estate License preferred.
