Job description


Position Title: Senior Manager,Fund Management
Location: New York, NY or Austin, TX
Role: Financial analysis and support of DLR's private equity business, including building excel models to forecast investment and fund performance, incorporate sensitivity analysis, optimal financing strategies, cash-flow management, and performance monitoring.
Reporting to the Managing Director of Fund Management, the position plays a critical role in assisting the private equity team in quantitative analysis of all fund related activities, including ongoing evaluation of existing fund investments, accretion/dilution analysis of new prospective investments, optimal financing strategies to maximize fund performance, portfolio monitoring and attribution analysis of value drivers and detractors, as well as cash and capital planning.
The role requires close coordination with internal teams across investments, finance, accounting, legal, compliance, design & construction, hyperscale development & leasing, in addition to external fund administrators and service providers. The ideal candidate will bring a strong foundation in quantitative financial analysis with the ability to operate at both the asset and fund level in a dynamic, results-oriented environment.
What you'll do
  • Support financial analysis workstreams across private capital, ensuring alignment with DLR's strategic objectives
  • Develop and manage fund models to track investment performance; create / maintain updated forecasts for both stabilized and development assets, sensitivity analysis, cash and liquidity planning, and build dynamic waterfall structures
  • Act as a key point of contact for internal teams, including Acquisitions, Asset Management, Finance & Accounting, on operational and financial matters
  • Support fund-related acquisitions, dispositions, financing, coordinating with both internal and external parties
  • Ensure timely delivery of recurring fund deliverables and resolve unexpected issues effectively
  • Assist with investor reporting and coordinate operational and compliance obligations such as investor side-letter tracking and monitoring to ensure proper adherence to terms
  • Manage multiple deadlines and competing priorities

What you'll need
  • Bachelor's degree in business, Finance, or Accounting
  • 2 to 6 years of quantitative experience preferably in investment banking, private equity, commercial real estate or investment management
  • Strong proficiency with Microsoft Excel and PowerPoint; experience with Argus a plus
  • Exceptional organizational and multitasking skills with a track record of meeting strict deadlines
  • Strong attention to detail and ownership of responsibilities to ensure accurate deliverables to key stakeholders
  • Strategic thinking and analytical capabilities, including comfort working with vast data to develop insights
  • Strong work ethic and self-starter, with adaptability to feedback and to apply continuous improvement

Our Compensation Philosophy

Our published pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and geographical location. Individual pay is based on additional factors including but not limited to job-related skills, experience, and relevant education and/or training. Moreover, an employee's total compensation package varies by role and may include salary, cash bonus or commissions, and equity awards not quantified below.
Compensation range: This compensation range $170,000 - $190,000 + bonus
