About the Role

The Vice President of Marketing for Howard Hughes' Arizona Region will lead the strategy and execution of both corporate and community marketing for Teravalis, a 37,000-acre master-planned community in the West Valley that represents one of the largest and most ambitious development visions in the country-bringing to life a new standard for community, connectivity, and lifestyle in Arizona.

This role is responsible for leading the Arizona marketing team and building a differentiated, premium brand, while driving qualified demand, lead conversion, and absorption. The Vice President will bring a data-driven, strategic approach to marketing, ensuring all efforts translate into measurable business outcomes.


What You Will Do

Brand & Positioning

  • Define and lead the brand vision, positioning, and promise for both corporate and community platforms

  • Establish clear brand pillars and oversee development of a comprehensive brand book

  • Position Teravalis as a premium, high-amenity, aspirational community

Strategic Marketing Leadership

  • Develop and execute a long-term, data-driven marketing strategy aligned with business goals and clear target audience demographic profiles

  • Responsible for creating an annual marketing plan to provide strategic guidance corporately, to the Arizona region team and for the homebuilders.

  • Apply deep understanding of consumer behavior and decision-making in residential real estate

  • Translate insights into strategies that improve conversion from awareness to purchase

Demand Generation & Conversion

  • Own the full marketing funnel from awareness through conversion

  • Drive high-quality lead generation across digital, experiential, and partnership channels

  • Implement strategies to nurture long-lead buyers and improve conversion rates

  • Align marketing performance directly with sales outcomes and absorption targets

Community Marketing & Experience

  • Create marketing programs that bring the community to life and drive onsite traffic, including compelling on-site experiential events that attract the target audience and showcase the distinct community brand position.

  • Develop compelling narratives around vision, lifestyle, and early adopter appeal

  • Ensure the customer experience aligns with the brand promise

Builder & Realtor Engagement

  • Lead a realtor engagement strategy to drive awareness and sales

  • Partner with homebuilders to align marketing efforts and accelerate lot absorption

  • Position Teravalis as a top-tier destination for builders and agents

Corporate Marketing & Communications

  • Align with Howard Hughes Communities corporate marketing initiatives and policies

Agency & Partner Leadership

  • Lead and manage external agencies to ensure strategic alignment and performance accountability

Digital, Media & Innovation

  • Oversee advanced digital marketing and media strategy, including use of AI-driven tools

  • Set and manage the annual marketing budget to maintain maximum performance while staying within financial parameters.

  • Establish and manage KPIs tied to business results (traffic, leads, conversion, sales)

  • Drive a culture of discipline, accountability, and continuous optimization

  • Track record of leading high-performing teams and external partners

  • Experience in homebuilding is a plus, but not required
