Job description

The Role

We're looking for a Hunter (high commission structure) - a proven Business Development Manager who specializes in selling 3PL warehouse space and distribution center services. You'll be based in Houston and responsible for filling 200000 square footage by bringing in new clients who need warehousing, fulfilment, and distribution solutions.

This is not a relationship management role. This is pure new business development - prospecting, cold calling, networking, and closing deals.

What You'll Be Selling

Warehouse & distribution center space (pallet storage, bulk storage, cross-dock)

Pick, pack, and ship fulfillment services

Value-added services (labeling, kitting, repackaging)

Inventory management

Transloading and drayage coordination

Last-mile and final-mile delivery solutions

Key Responsibilities

Prospect and generate new leads through cold calling, email outreach, networking, and referrals

Identify and target companies needing 3PL warehouse space in the Houston market

Conduct facility tours and presentations for prospective clients

Develop and maintain a pipeline of qualified opportunities

Negotiate rates, contracts, and service agreements

Collaborate with operations teams to ensure smooth client onboarding

Meet and exceed monthly and quarterly revenue targets

Track all activity in CRM (Salesforce, HubSpot, or equivalent)

Stay current on Houston industrial real estate market trends and competitor activity

Requirements

Candidate Requirements

Experience - 3+ years selling 3PL warehouse / distribution center space

Hunter Mentality - Proven track record of self-sourced new business

Local Market Knowledge - Deep understanding of Houston logistics and industrial real estate

Sales Process - Can manage full cycle - prospecting to close

Communication - Strong presentation, negotiation, and closing skills

CRM - Proficient in Salesforce, HubSpot, or similar

Travel - Local travel within Houston metro area required

Background - Freight forwarding, 3PL, or industrial sales preferred
