Corco Construction is a growing general contractor focused on commercial, industrial, build-out, and ground-up construction projects. We are built on strong client relationships, practical problem-solving, disciplined execution, reliable subcontractor partnerships, and doing the right thing.

We are looking for a Project Manager III who can lead complex construction projects, support consistent project delivery across the team, and bring senior-level judgment to challenging project situations. This role is ideal for an experienced construction leader who can manage the full project lifecycle, coach developing project managers, strengthen project controls, and keep work moving with a high degree of ownership.

Because Corco operates as a general contractor and does not self-perform construction scopes, this role requires strong subcontractor coordination, field partnership, project controls, financial administration, client communication, and disciplined follow-through.

Position Summary

The Project Manager III will lead assigned construction projects from planning through closeout while also serving as a senior project leader within Corco Construction. This includes project setup, budgeting, scheduling, subcontractor coordination, owner communication, RFIs, submittals, change orders, invoice review, pay applications, cost tracking, site visit follow-up, documentation, project meetings, and closeout.

The ideal candidate is proactive, decisive, technically curious, direct in communication, comfortable with ambiguity, and disciplined enough to maintain the details that protect project outcomes. This person should be able to step into complex situations, frame options clearly, resolve issues at the appropriate level, and bring leadership well-thought-out recommendations when Partner input or approval is needed.

This role is best suited for someone who acts like an owner: someone who sees the problem, understands the risk, coordinates the right people, makes practical decisions, documents the path forward, and follows through until the issue is resolved.

Key Responsibilities

Lead assigned commercial, industrial, build-out, and ground-up construction projects from planning through closeout.

Own project performance across schedule, budget, quality, safety, documentation, subcontractor coordination, client communication, and closeout.

Manage larger, more complex, or higher-risk projects that require senior-level judgment and coordination.

Review and understand owner contracts, project scope, specifications, drawings, addenda, schedules, and key project requirements.

Lead project setup, including budgets, schedules, project files, subcontractor lists, communication protocols, cost tracking, and documentation standards.

Coordinate closely with superintendents to maintain field priorities, inspections, logistics, sequencing, manpower coordination, quality expectations, and jobsite readiness.

Lead project communication across owners, architects, engineers, subcontractors, vendors, superintendents, accounting, PMA, and internal team members.

Lead project meetings with clear agendas, documented decisions, action items, owners, due dates, accountability, and follow-up.

Bring clarity and structure to complex project issues, including scope disputes, schedule impacts, budget exposure, subcontractor performance issues, client concerns, and closeout risks.

Own subcontractor and vendor invoice review, pay applications, cost tracking, lien waiver coordination, change orders, budget updates, and monthly project reporting.

Protect project margin through disciplined cost control, scope management, written approvals, timely change management, and early identification of risk.

Prepare and manage subcontracts, scope review, subcontractor compliance items, insurance requirements, change documentation, commitment tracking, and related follow-up.

Prepare, review, and track RFIs, submittals, meeting notes, change documentation, schedules, project correspondence, and closeout documents.

Ensure decisions, commitments, costs, change orders, and open items are documented clearly and not left informal or ambiguous.

Perform milestone site visits, verify field conditions, document action items, and follow up with superintendents and subcontractors within 24 hours.

Own closeout planning, including punch lists, warranties, as-builts, final documentation, lien waivers, final billing, and owner deliverables.

Prepare, maintain, and actively manage project schedules in partnership with the superintendent, including Procore master schedules and weekly three-week schedules.

Drive schedule accountability with subcontractors, vendors, field leadership, and internal team members.

Support, coach, and provide guidance to Project Manager I, Project Manager II, Assistant PM, and Project Coordinator team members when needed.

Help strengthen Corco's project management standards, project controls, communication rhythm, documentation habits, and execution discipline.

What Success Looks Like

Complex projects are run with strong control of schedule, budget, quality, safety, documentation, and closeout.

Project issues are anticipated early, framed clearly, and resolved at the appropriate level.

Leadership receives concise updates and well-formed recommendations when Partner input or approval is needed.

The project administration rhythm is consistently managed, including invoices, pay applications, subcontracts, change orders, site visit documentation, closeout, and schedules.

Subcontractors, vendors, superintendents, clients, accounting, PMA, and internal team members know what is expected and by when.

Project margin is protected through scope control, cost tracking, written approvals, and timely change management.

Developing PMs become stronger because of your coaching, example, and operating discipline.

Corco's project delivery process becomes more consistent, proactive, and less reactive over time.

Urgency is balanced with accuracy, professionalism, documentation, and disciplined execution.

What We Are Looking For

Valid driver's license.

Bachelor's degree in Construction Management, Engineering, or a related field preferred; equivalent construction experience will be considered.

7+ years of construction project management experience preferred, with demonstrated responsibility for complex projects.

Experience managing commercial, industrial, build-out, and/or ground-up construction projects.

Experience in a general contractor or subcontractor-driven delivery environment preferred.

Strong ability to read and interpret drawings, specifications, addenda, contracts, schedules, and project documents.

Strong understanding of project budgets, schedules, buyout, subcontractor management, RFIs, submittals, change orders, pay applications, owner billings, subcontractor invoices, lien waivers, cost tracking, and closeout.

Experience coordinating closely with superintendents and field teams.

Experience mentoring or guiding Assistant PMs, Project Coordinators, or developing Project Managers preferred.

Experience with Procore, Bluebeam, Microsoft Project, Excel, Word, Outlook, Adobe, or similar construction management tools preferred.

Strong written and verbal communication skills.

Ability to lead project meetings and drive action items to completion.

Strong organization and documentation habits.

Ability to manage multiple priorities, stakeholders, deadlines, and project risks.

Sound judgment around when to act independently and when to bring leadership into a decision.

High accountability for project outcomes, client experience, team performance, and business results.
