Job description

What you will do

The HVAC Maintenance Technician performs skilled inspection, repair, installation, and preventative maintenance on HVAC, refrigeration, and cooling tower systems within an industrial manufacturing and engineering environment. Working under supervision, this role monitors building operations and utilizes cross-functional skills in plumbing, electrical, heating, and cooling to ensure continuous, efficient, and safe system operations.

Core Responsibilities
  • System Maintenance: Monitor and maintain building HVAC, chillers, supply/return fans, ceiling fan coils, heat exchangers, pumps, compressors, coils, air filters, valves, dampers, and thermostats.
  • Water & Air Management: Oversee open/closed-loop water treatments (heating, chilled, cooling towers) and manage air compressors with their proximate accessories.
  • Inspections & Tours: Complete routine watch tours by walking, climbing stairs, and entering small or noisy spaces to inspect all building systems.
  • Automation & Calibration: Calibrate, repair, and manage automated building systems by adjusting software parameters, set points, schedules, and start/stop functions.
  • Troubleshooting & Repair: Diagnose mechanical, plumbing, and pneumatic or building automation control problems.
  • Emergency Response: Respond to occupant comfort calls and emergency situations to mitigate hazards, minimize property damage, and effect physical repairs.
  • Equipment Care: Clean and lubricate motors, drives, and moving machinery; repair or replace defective parts; safely maintain all assigned tools, keys, and tablets.
  • Documentation & Blueprints: Read blueprints to diagnose system problems; record findings in log books; document time, materials, purchases, and completed maintenance.
Work Environment and Safety
  • Compliance: Follow all published industry guidelines, health and safety regulations, and local/state building codes for HVAC, refrigeration, and boilers.
  • Labor Relations: Ability to successfully work within a structured Union environment.
  • Hazard Awareness: Report any unusual equipment conditions or unsafe workplace hazards immediately to management.
  • Site Care: Maintain strict cleanliness and organization across all workspaces, shops, and storage areas.
Requirements and Qualifications
  • Experience: Minimum of eight (8) years of experience operating, maintaining, and repairing HVAC, refrigeration, ventilation, and power equipment in large commercial, industrial, or institutional buildings.
  • Licensing: Valid EPA Refrigerant Reclamation License (Required).
  • Technical Skills: Proficiency with building automation software, basic computer skills, and precise use of common hand/power tools.
  • Communication: Ability to read blueprints and communicate effectively (orally and in writing) with supervisors, managers, security, and co-workers.
  • Flexibility: Available to adjust to changing operational needs outside of the regularly scheduled work week.

The current starting pay rate for this role is $40.60. Pay progression and future increases will be governed by the collective bargaining agreement.
