We are currently seeking an experienced Facilities Manager to lead the Facilities Department for our Hazleton, Pennsylvania campus.
The Facilities Manager is responsible for ensuring the safe, reliable, and efficient operation of the Hazleton campus, consisting of three distribution facilities supporting more than 200 employees. This role oversees all campus facility infrastructure and automated material handling systems within a highly automated third-party logistics (3PL) environment. Responsibilities include leading facility maintenance, automation reliability, regulatory compliance, contractor management, capital improvement projects, departmental budgets, and preventative maintenance programs while ensuring uninterrupted warehouse operations and customer service commitments.
The Facilities Manager leads a team of Facilities Coordinators and Maintenance Technicians and partners closely with Operations, Engineering, Safety, IT, Automation vendors, contractors, and Sustainability to maintain a clean facility, maximize equipment uptime, improve asset reliability, reduce operating costs, and maintain compliance with OSHA, NFPA, FM Global, and customer requirements.
RESPONSIBILITIES:
Facility Operations
  • Manage the day-to-day maintenance and operation of the warehouse, office areas, grounds, utilities, and building systems.
  • Ensure all building infrastructure operates safely and efficiently, including HVAC, electrical distribution, plumbing, compressed air, lighting, dock equipment, fire protection, security, and backup power systems.
  • Maintains all refrigeration and HVAC system to meet customer requirements.
  • Responsible for Integrated Pest Management including full building Sanitation procedures. Enforced by continual repetitive efforts both inside and outside facilities.
  • Develop and maintain preventive and predictive maintenance schedules using the Company's CMMS.
  • Prioritize maintenance work based on operational impact, equipment criticality, and customer requirements.

Automated Material Handling Systems
  • Responsible for partnering with on-site leadership and engineers in maintaining maximum uptime of automated warehouse systems, including:
    • Automated Guided Vehicles (AGVs)
    • Inventory Automation System
    • Layer Picker
    • Conveyor and material handling systems
    • Robotic palletizing or depalletizing equipment
    • Automated storage and retrieval solutions
    • Automated Stretch Wrapping Systems
    • Print-and-apply labeling systems
  • Partners with service providers and controls engineers to troubleshoot automation issues, coordinate repairs, and support continuous system improvements.

Safety & Regulatory Compliance
  • Ensure compliance with all applicable federal, state, local, customer, and company regulations, including OSHA, NFPA, FM Global, environmental, fire, and safety standards.
  • Oversee regulatory inspections, testing, certifications, preventive maintenance, and documentation to maintain audit readiness.
  • Support compliance with food safety, GMP, and customer-specific requirements while protecting product integrity.
  • Coordinate emergency preparedness, business continuity, and response drills.
  • Partner with Safety, Operations, and regulatory agencies to identify and reduce facility-related risks.
  • Oversee facility security systems, including access control, surveillance, and vendor management, in partnership with internal security personnel.

Maintenance & Reliability
  • Lead preventive, predictive, and corrective maintenance programs.
  • Monitor equipment performance through CMMS and reliability metrics.
  • Perform root cause analysis following equipment failures.
  • Recommend improvements that increase equipment reliability and reduce downtime.
  • Maintain appropriate inventories of critical spare parts.

Budget & Capital Planning
  • Develop, manage, and monitor the annual maintenance and facilities capital budget lines.
  • Monitor expenditures, forecast spending, analyze trends, and identify cost-saving opportunities.
  • Assist in preparing capital requests for facility improvements and equipment replacements.
  • Review and approve facility-related invoices while ensuring contract compliance.
  • Support long-term asset planning and lifecycle management.

Contractor & Vendor Management
  • Manage relationships with contractors, vendors, and service providers supporting facility operations.
  • Develop scopes of work, obtain competitive bids, negotiate pricing, and oversee contractor performance.
  • Parter with Facilities Coordinators to review vendor activities and facility projects to minimize operational disruption while ensuring quality, safety, and budget objectives are achieved.

Work Schedule & Emergency Response
  • Position is primarily scheduled for day shift but requires flexibility to support facility emergencies, critical projects, and business needs outside normal operating hours.
  • Participate in and oversee the department's on-call program to ensure timely response to facility-related issues and maintain business continuity.

The skills and qualifications for the Facility Manager are outlined below:
  • Bachelor's degree in Engineering, Facilities Management, Industrial Technology, or a related field, or equivalent combination of CMRP certifications and experience.
  • 5-7 years of progressive facilities or maintenance leadership experience.
  • Experience supporting automated distribution centers, manufacturing facilities, or modern logistics operations.
  • Strong communication (oral and written) skills and attention to detail.
  • Experience managing contractors and maintenance vendors with a working knowledge of electrical, woodwork, HVAC, roofing, paving, etc.
  • Experience supporting robotics or automated warehouse systems a plus.
  • Experience utilizing CMMS systems.
  • MS Office with intermediate Excel.
  • Must be able to lift 50lb and be able to work at heights of 50 ft.
