Mandie McMillan Team at REMAX COASTAL

Dickinson, TX • On-site

Full-time

Posted 25 days ago

Job description

You've Proven You Can Close. Here's What Comes Next.

There's a moment almost every agent hits somewhere around their 4th or 5th closing. The easy business has been worked. Friends hired you because they knew you. Family referred you because they trusted you. People from your gym, your church, your old job gave you a shot — and they closed. You delivered. You know how to do this.

The hard question is the one that comes right after: who's next?

This isn't a skills problem. It's a lead source problem. It's the most predictable wall in real estate — almost every agent who starts by working the people who already know them eventually runs into the same ceiling, because there's a finite number of those people.

Your sphere didn't fail you. It just ran out.

What you need now isn't more training on how to close — you already know how to do that. What you need is a system that consistently delivers ready-to-transact strangers to your pipeline, so your production stops being limited by the size of your contacts list.

That's exactly what we built.

Why the RE/MAX Brand Matters Even More for You

The Mandie McMillan Team is at RE/MAX Coastal — and here's what that means for an agent working outside their sphere.

When you're selling to someone who knows you, your reputation precedes you. When you're working leads from our platform — strangers who are tracking properties but haven't met you yet — the RE/MAX name on your card creates instant credibility. It opens conversations that an unknown name or boutique brand simply can't.

As for fees: RE/MAX is a franchise and every office is independently owned. At RE/MAX Coastal, Mandie McMillan absorbs desk fees and covers all agent expenses. You pay the same standard industry dues and fees you'd pay at any brokerage. The team handles everything else.

You get the brand. You don't pay what most people assume it costs.

About Mandie McMillan RE/MAX Coastal

Mandie McMillan is the Team Lead and Broker/Owner of RE/MAX Coastal, with 26 years of experience exclusively in the Galveston County and Houston Bay Area markets. She has built a personal mentorship model — your coaching comes directly from someone who has navigated this specific coastal market through multiple cycles and across every price point it offers.

Your Commission Structure

You've been keeping 80, 90, maybe 100 percent of your commission as a solo or independent agent. That split feels like the right math — until you count what it actually cost you to close those 5 deals.

Lead generation. Ad spend. Hours prospecting instead of closing. Marketing materials you paid out of pocket. Signs. The time you spent chasing people who weren't ready. That high split has a real cost built into it — it's just not labeled on your check.

Here's the math that changes the picture: 70% of 20 closings is more income than 100% of 5.

At the Mandie McMillan Team, you're not trading commission for support you don't need. You're trading a portion of commission for a lead engine that can triple your annual production — because qualified leads come to you, expenses are covered, and the RE/MAX brand works on your behalf with every stranger who doesn't know you yet.

The question isn't what percentage you're keeping. It's how many closings you're building toward.

What the Team Provides (All Agent Expenses Covered)
  1. All RE/MAX desk fees — absorbed by the team
  2. Technology-driven leads delivered to your pipeline — not your rolodex
  3. All marketing materials, digital ads, and promotional content
  4. For Sale signs, riders, and all field materials
  5. Business cards and branded agent materials
  6. Full back-office support so you focus on clients, not paperwork
  7. CRM and real estate technology — included
What You'll Pay (Standard Industry Dues Fees — Required Everywhere)
  1. MLS dues
  2. Realtor association dues
  3. Supra E-Key
  4. Simple Annual Brand Fee
  5. Low monthly management fee
Your Lead Flow

Our lead platform doesn't work like most lead sources you've tried. It doesn't scrape forms or serve ads to anyone who clicked once. It tracks genuine buyer and seller behavior online — the properties people are actually viewing, the neighborhoods they return to, the search patterns that signal someone getting serious about a transaction.

When that behavior crosses a threshold, you receive a real-time alert. The person you're reaching isn't a cold name on a list — they're someone who has been actively researching this market. The first conversation is warm, not cold.

Automated follow-up keeps relationships active between your conversations. Relevant property updates, market info, and re-engagement sequences run in the background so your pipeline doesn't depend entirely on your manual follow-through.

This is the infrastructure you've been trying to build on your own. It's already built here.

Training Support

You already know how to close. The training here is built around what comes before that — the systems and conversations that turn a stranger lead into a signed client.

At the Mandie McMillan Team, you'll learn how to work behavioral leads: buyers and sellers who found you through the platform rather than through your network. The timeline is different. The trust-building process is different. And our curriculum is built specifically around making you effective with people who don't know you yet.

Ongoing coaching comes through a national virtual platform used by high-producing teams across the country, combined with weekly live accountability calls with Mandie focused on your pipeline, your conversion rate, and the specific deals you're working. After 26 years in this market, the coaching isn't generic — it's grounded in exactly what works here.

What You'll Build Here

You already know how to close. Here's what you'll have built with the right infrastructure behind you.

A stranger pipeline, not just a sphere.

With team-provided leads flowing in from day one, your pipeline isn't limited by who you know. Every closed transaction from the platform becomes a referral source. By year two, you're working leads, repeat clients, and organic referrals — simultaneously.

The production volume to replace your other income.

Going full time requires income certainty. The lead flow on this platform, combined with the training and support structure, gives you a realistic path to 15-25 closings a year — the volume that makes full-time economics work. You're not guessing. You're building toward a number.

The RE/MAX brand working for people who don't know you.

With your sphere, your reputation did the selling. With strangers, you need a brand that creates instant credibility. RE/MAX is one of the most recognized names in real estate worldwide. When you're calling someone who found you through our platform, the name on your card matters — and RE/MAX opens conversations that an unknown name can't.

A business that doesn't depend on who you know.

Referral-only businesses plateau. What you're building here is a production business with a repeatable lead engine — one that generates income whether or not anyone in your contacts list is moving this year.

The Mandie McMillan Team core belief is Client First and a Client For Life — we always remember who we work for, prioritizing our clients' needs before ourselves. Agents who build here build something that belongs to them.

What We're Looking For
  1. Active Texas Real Estate License (required)
  2. 1+ closed real estate transaction — you've done this, you know how it works
  3. Ready to commit to full-time or near-full-time production hours
  4. Coachable — willing to work a proven lead conversion system, not just your personal network
  5. Comfortable with CRM technology and pipeline management tools
  6. Goal-driven and motivated by production numbers, not just referral convenience
  7. NOT required: an unlimited sphere of influence — our platform provides what referrals can't
