Newly Licensed Real Estate Agent | RE/MAX Coastal -- Mandie McMillan Team | Leads + Full Training Pro

Mandie McMillan Team at REMAX COASTAL

Texas City, TX

Full-time

Posted 3 days ago

Job description

Let’s Address the RE/MAX Question Right Away

You’ve probably heard that RE/MAX agents pay high fees. That’s true at many offices, but RE/MAX is a franchise, and every location is independently owned. At RE/MAX Coastal, Mandie McMillan made a deliberate choice to lower the bar for entry-level agents.

What you’ll pay are the standard industry dues and fees you’d pay at any brokerage. The Mandie McMillan Team covers all agent expenses, leads, marketing, signs, business cards, and everything else it takes to run your business.

What you get in return is the RE/MAX brand, one of the most recognized names in real estate worldwide without the expense structure that usually comes with it.

About Mandie McMillan RE/MAX Coastal

Mandie McMillan is the Team Lead of the Mandie McMillan Team and Broker/Owner of RE/MAX Coastal, with 26 years of experience exclusively in the Galveston County and Houston Bay Area markets. She didn’t build this team to manage it from a distance she built it to develop strong agents personally. Your mentorship comes directly from someone who has navigated this specific coastal market through multiple cycles, knows every neighborhood, and has closed transactions across every price point this area offers.

Your Commission Structure

Most agents shopping for a team fixate on one number: the split percentage. It’s the wrong number to fixate on.

The question that actually determines what you take home isn’t “what percentage do I keep?” It’s “how many deals am I closing, and what are they worth?”

An independent agent keeping a high split on 3 transactions a year isn’t out-earning a team agent who closes 10. They’re earning less and spending their own money on leads, marketing, signs, and advertising to get those 3.

At the Mandie McMillan Team, leads come to you so you’re not spending your income to generate them. Marketing, signs, and materials are covered no overhead eating into your check. Training is built around conversion so more of your opportunities turn into closings. And you have a Broker/Owner with 26 years in this market helping you close deals, not just find them.

The team structure isn’t a cost to your income. It’s what makes your income possible at scale. Your earnings are a function of how many transactions you close and what those homes sell for and we’re built to maximize both.

What the Team Provides (All Agent Expenses Covered)
  1. All RE/MAX desk fees, absorbed by the team
  2. Company-generated leads delivered through our technology-driven lead platform
  3. All marketing materials, digital ads, and promotional content
  4. For Sale signs, riders, and all field materials
  5. Business cards and branded agent materials
  6. Full back-office support so you focus on clients, not paperwork
  7. CRM and real estate technology included
What You’ll Pay (Standard Industry Dues Fees — Required Everywhere)
  1. MLS dues
  2. Realtor association dues
  3. Showing Smart
  4. Simple Annual Brand Fee
  5. Low monthly management fee
Your Lead Flow

Our lead generation runs on a platform used by top-producing teams across the country. It doesn’t collect names from sweepstakes forms or random ad clicks, it tracks actual buyer behavior online. The system monitors what properties people are searching, which neighborhoods they revisit, what price ranges they’re exploring, and how frequently they’re active. When that behavior signals someone is getting serious, you receive a real-time alert so you can reach out at exactly the right moment.

Between your conversations, automated follow-up runs in the background keeping leads warm, sending relevant property updates, and re-engaging people who went quiet. The system works around the clock so your pipeline stays active whether you’re at a showing or off for the weekend.

What lands in your pipeline are people who were already searching for homes in this market before you ever called them. That’s a fundamentally different conversation than cold prospecting — and it’s what separates agents on our team from agents who spend their first year chasing dead ends.

Training Support

Your development starts before you ever talk to a client. New agents go through a step-by-step 90-day onboarding process directly with Mandie, including mock contracts so you know exactly what you’re signing before a real transaction depends on it, and ride-alongs so you see how experienced agents handle consultations, negotiations, and difficult conversations in the field. Nothing is left to guesswork.

Ongoing training is delivered through our exclusive coaching platform structured curriculum you can work through on your own schedule, built specifically for agents who want to grow a serious production business. And every week, a live accountability call with the team lead keeps your pipeline in focus, your goals on track, and any challenges addressed before they become problems.

This isn’t a folder of PDFs and a good luck. It’s a structured system with a real person checking in on your progress every single week.

What You’ll Build Here

Most job descriptions tell you what you’ll do every day. This one tells you what you’ll have built in three years.

A client pipeline that doesn’t start from zero.

With team-provided leads flowing in from day one, your first year is about converting opportunities — not hunting for them. Every closed transaction becomes a referral source. By year two, you’re working leads and repeat clients.

Consultation skills that create top producers.

The difference between an average agent and a high earner is what happens in the room with a buyer or seller. Our training and weekly accountability calls are built specifically to sharpen that skill — because that’s where your income is made.

Local market authority in a specialized coastal market.

Galveston County and the Houston Bay Area isn’t a generic suburb. Waterfront properties, flood zones, vacation homes, investment buyers agents who know this market deeply become the ones clients call first, and the ones who get referrals for years. You’ll build that knowledge with a Team Leader who has lived it for 26 years.

A business that compounds.

Every transaction you close, every relationship you build, every open house you host adds to a reputation and referral network that grows in value over time. You’re not filling a role, you’re building something that belongs to you.

The Mandie McMillan Team core belief is Client First and a Client For Life, we always remember who we work for, prioritizing our clients’ needs before ourselves. This mentality is imperative for success. If we earn our clients’ trust and confidence, they will return to our professional services time and time again.

What We’re Looking For
  1. Active Texas Real Estate License (required)
  2. Self-motivated and driven by goals, not just a paycheck
  3. A natural with people, you genuinely enjoy helping others through major decisions
  4. Comfortable learning technology and CRM systems
  5. Organized and able to manage multiple clients at once
  6. Coachable, ready to follow a proven system and do the work
  7. Prior sales experience a plus, absolutely not required
