Hilltop Residential is seeking a highly motivated Asset Manager who will be a key member of our Asset Management team and will play a critical role in optimizing the performance of our multifamily property portfolio. Reporting directly to the Managing Director of Asset Management, the Asset Manager will conduct in-depth financial analysis, market research, and operational evaluations to support data-driven decision-making. The successful candidate will collaborate with cross-functional teams to ensure the effective execution of asset management strategies, ultimately driving property value and investor returns.

Responsibilities Include:

  • Perform detailed financial analysis of multifamily properties, including budgeting, forecasting, variance analysis, and sensitivity modeling.
  • Evaluate property-level financial performance, identifying opportunities for revenue growth and cost optimization.
  • Act as the main contact with portfolio equity partners, completing required reporting and conducting monthly financial reviews.
  • Assist in the investment process by collaborating with the investment team on new acquisitions, providing input during due diligence, analysis, and underwriting, and contributing to deal strengths/weaknesses and repositioning strategies.
  • Analyze capital expenditure plans and assess their impact on property cash flows, property valuation, and long-term value.
  • Conduct market research and competitive analysis to identify trends, opportunities, and threats within multifamily markets.
  • Collaborate with property management teams to monitor and enhance operational performance.
  • Develop and implement strategies to optimize property occupancy, rental rates, and overall resident satisfaction.
  • Prepare and present regular reports on property and portfolio performance to senior management, equity partners, and other stakeholders.
  • Communicate key findings, recommendations, and insights to internal teams and external partners to support decision-making.
  • Review and propose strategic plans for capital expenditures; track interior and exterior projects with reporting on timeliness, return on cost analysis, and overall quality.
  • Manage loan compliance, administration, analysis, and communication with lenders, ensuring adherence to loan covenants and timely reporting.
  • Conduct 6-month, 12-month, and 2-year lookback analyses to evaluate historical performance and identify improvement opportunities.
  • Assist in the development and execution of asset-specific and portfolio-wide strategies to maximize returns and achieve investment objectives.
  • Conduct regular reviews of national and regional market conditions to inform pricing and operational strategies.
  • Oversee technology and system implementations to improve tracking, reporting, and overall asset performance.
  • Evaluate and propose sustainability initiatives to improve NOI and align with long-term property goals.

Pricing and Revenue Management Support:

  • Partner with the Pricing and Revenue Management team to develop and execute property-level pricing strategies.
  • Review weekly pricing recommendations, occupancy trends, exposure, traffic, applications, cancellations, and leasing velocity.
  • Provide asset-level context on budgets, ownership objectives, capital plans, operational challenges, and investment strategy.
  • Evaluate lease rates, renewal rates, concessions, and premiums by floor plan and unit type, and identify properties or floor plans needing pricing adjustments based on occupancy, availability, and leasing performance.
  • Participate in recurring pricing and revenue calls with Revenue Management, Operations, and property teams.
  • Review market surveys, competitive rents, concessions, occupancy, new supply, and demand trends.
  • Challenge pricing recommendations when property performance, market conditions, or ownership strategy supports a different approach.
  • Track the financial impact of pricing decisions on revenue, occupancy, bad debt, concessions, and NOI.
  • Review renewal performance and recommend renewal increases, retention strategies, and resident-specific adjustments.
  • Coordinate with Operations to ensure approved pricing strategies are implemented at the property level.
  • Monitor results following pricing changes and recommend further adjustments based on leasing activity and conversion trends.
  • Improve pricing reports, revenue dashboards, and performance tools used by Asset Management, Revenue Management, and senior leadership.
Requirements:
  • Bachelor's degree in Finance, Real Estate, or a related field; advanced degree or professional certifications (e.g., CFA, CPM, CCIM) is a plus.
  • 3+ years of experience in multifamily real estate asset management or a related field.
  • Proficiency in financial modeling and analysis, with strong Excel skills.
  • Knowledge of property management software and tools.
  • Excellent communication and presentation skills.
  • Strong attention to detail and analytical capabilities.
  • Ability to work collaboratively in a team-oriented environment.
  • Understanding of real estate market dynamics and trends.
  • Travel up to 50%

This position reports directly to the Managing Director of Asset Management. This position will be fully in-person at our Corporate Office located at 9651 Katy Freeway Suite 550, Houston TX 77024.
