Optimus Property Management, LLC (www.optimuspropertiesllc.com), a real estate investment and property management company based in Century City, CA, is seeking a full-time On-Site Property Manager to oversee a portfolio in Hollywood and nearby areas. The position includes an apartment. Compensation features hourly wages, bonuses, reduced rent, ongoing training, and opportunities for career growth within the company.

Management Responsibilities:

  • Manage and maintain the residential properties to an acceptable standard.
  • Create and submit monthly reports to the supervisor (Leasing, Delinquency, etc.)
  • Maintain professionalism with residents, vendors, and colleagues
  • Ensure communication follows the Company’s policies and the tenant’s lease agreement.
  • Ensure prompt responses by answering all calls, text, and emails in a reasonable time frame and addressing emergencies promptly.
  • Draft and serve notices, enforce community rules, update resident profiles in Appfolio.
  • Coordinate move-outs, work orders, and building repairs with maintenance department.
  • Building oversight includes walking all properties once a week, complete safety inspections, ensuring buildings are complying with local laws and company standards.
  • Independently resolve resident disputes in a professional manner.
  • Contact residents for past due balances and coordinate a re-payment schedule.

Leasing Responsibilities:

  • Always maintain a minimum of 96% occupancy, weekend availability may be needed.
  • Advertise vacant units on approved marketing platforms such as, Zillow, Trulia, Apts.com, Facebook, etc.
  • Conduct regular market research and stay up to date on market trends.
  • Communicate with all prospective residents via email, marketing platforms, calls/texts.
  • Ensure all vacant units are always in move in ready conditions.
  • Walk all vacant units.
  • Showing vacant units via our self-guided tour options and in person tours to prospective residents.
  • Lease vacant unit(s) within 30-days.
  • Complete applications within 72 hours of them being received.
  • Other duties as assigned

COMPENSATION:

  • This position is hourly, non-exempt
  • On-site Salary Range: $26.00 to $28.00 per hour
  • ­Reduced Rent on a renovated apartment (Discount of $1,800-$2,000 monthly)
  • ­Leasing Bonuses (approx. $5,000 - $8,000 per year)
