Remote Property Manager III
Location: Remote (Must reside within 100 miles of Sacramento, CA)
Schedule: Monday-Friday, 8:00 AM - 5:00 PM
Employment Type: Contract
Position Overview
We are seeking an experienced Lease Administrator III to support complex, system-wide real estate lease administration functions for a large healthcare organization. This role is responsible for interpreting, managing, and administering a portfolio of commercial leases, ensuring compliance, financial accuracy, and timely execution of lease obligations.
The ideal candidate will have strong commercial lease administration experience (not residential), with the ability to analyze lease terms, manage financial components, and support cross-functional stakeholders in a fast-paced, compliance-driven environment.
Responsibilities
• Review, interpret, and abstract commercial lease agreements and related documents (amendments, options, assignments, etc.)
• Maintain and manage lease data within the lease administration system, ensuring accuracy and completeness
• Track and communicate critical lease dates including commencements, expirations, renewals, and option periods
• Prepare lease-related notices and ensure timely execution of legal documents
• Support compliance reporting, including physician lease and regulatory requirements, and identify risk areas
• Manage rent payments including base rent, CAM, and NNN expenses
• Conduct CAM/NNN reconciliations and audits, ensuring proper allocation of landlord vs. tenant costs
• Calculate and implement CPI and other rent escalations accurately and on schedule
• Review billing statements, resolve discrepancies, and ensure compliance with lease terms
• Track security deposits, tenant improvement allowances, and receivables
• Serve as a liaison between internal teams, landlords, tenants, and vendors
• Support dispute resolution with third parties as needed
• Participate in special projects including financial analysis, reporting, and portfolio optimization
• Mentor junior staff and contribute to process improvements
Required Qualifications
• 5+ years of commercial lease administration experience required
• Strong understanding of commercial lease structures (Base Year, Gross, NNN)
• Proven experience with: CAM/NNN reconciliations and audits, Rent escalations (CPI and fixed increases), Lease clauses including options, ROFR/ROFO, and insurance provisions
• Ability to read, interpret, and summarize complex lease language
• Proficiency in Microsoft Office (Excel, Word, Outlook, PowerPoint) and lease management systems
• Strong analytical, organizational, and problem-solving skills
• Excellent communication skills with the ability to work cross-functionally
