Job Description/Principal Duties and Responsibilities


Financial & Asset Management:

ยท Prepare and manage property budgets, forecasts, and variance reports

ยท Monitor rent collections, delinquency, and expense controls

ยท Approve invoices, manage vendor contracts, and oversee capital and operating expenditures

ยท Achieve NOI and occupancy targets set by ownership

Team Leadership & Staffing:

ยท Recruit, train, and supervise on-site staff

ยท Establish performance expectations and conduct regular coaching and evaluations

ยท Foster a culture of accountability, customer service, and teamwork

ยท Proactive in identifying potential team conflicts and implementing mediating strategies

Leasing & Resident Experience:

ยท Oversee leasing activities including tours, applications, approvals, and move-ins

ยท Ensure compliance with Fair Housing and company leasing policies

ยท Handle resident concerns and conflict resolution professionally

ยท Resident retention and engagement


Compliance & Risk Management:

ยท Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies

ยท Maintain accurate records, reports, and leasing documentation

ยท Conduct regular property inspections and ensure safety standards are met

Qualifications & Skills:

ยท High School graduate or equivalent

ยท Industry and related continuing education preferred

Experience Required:

ยท 3+ years of multifamily property management experience

ยท Strong marketing and sales background

ยท Strong financial and leadership skills

ยท Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)

Preferred:

ยท CAM, CPM, or ARM designation

ยท Experience on Yardi Voyager and CRM IQ


Physical & Work Requirements:

ยท Ability to walk the property and climb stairs

ยท Flexibility to work weekends and extended hours as needed


*Bilingual (English/Spanish) a plus

Supervision Received:

The Community Manager will report to the Regional Property Manager / Director of Operations

Supervision Exercised:

The Community Manager will supervise all on-site associates and all outside contractors employed by the property management company to work in their community.
