Job description

Sand Property Maintenance is seeking a qualified Maintenance Technician for our location in Dubuque, IA. The maintenance technician is responsible for responding to resident work orders and performing preventive maintenance. This role also includes assisting with snow removal, light siding, roof, and concrete repair, and keeping the property well maintained.

ESSENTIAL FUNCTIONS:

  1. Respond to resident work orders. Promptly repair items. Communicate with the respective Property Manager the status of work orders and maintenance charge back items.
  2. Perform preventive maintenance on property, including but not limited to; mechanical/electrical, HVAC, refrigeration and plumbing systems, building components, and furniture, fixtures, and equipment.
  3. Inspect HVAC and mechanical components on a regular schedule. Maintain records as required.
  4. Complete repairs for unit turn.
  5. Assist with maintaining grounds and top-quality curb appeal.
  6. Order supplies. Maintain an adequate inventory of supplies.
  7. Keep storage areas clean, neat, and organized.
  8. Perform touch up painting.
  9. Communicate with Property Manager and Leadership team any problems or unusual matters of significance.
  10. Respond to emergency calls after hours on a rotating schedule.

SKILLS AND KNOWLEDGE:

  1. Appliances - able to diagnose and repair refrigerators, stoves, dishwashers, washing machines, dryers, microwaves, AC units, and garbage disposals.
  2. Plumbing – able to repair leaks in various materials, (i.e., copper, PVC, etc.) Must be able to repair and/or replace plumbing fixtures, to include faucets, toilets, showers, and bathtubs. Must be able to replace zone valves on baseboard style heating systems.
  3. Electrical – able to diagnose and repair electrical problems, to include light fixtures, light switches, GFI receptacles, doorbells, and low voltage systems.
  4. Carpentry - able to make repairs that involve cabinets, doors, floors, ceilings, walls, and roofs. Must be able to replace doors, repair drywall, replace door and window trim, and baseboards.
  5. Irrigation – Able to start up and shut down irrigation system, troubleshoot issues, make repairs to broken irrigation heads and lines, and program systems accordingly.
  6. HVAC – able to diagnose and repair all HVAC equipment to include, furnaces, boilers, central air conditioners, air handlers, and other items as needed.
  7. Professional communication skills, verbal and written.
  8. Computer skills including, proficiency in Word, Excel, Outlook, and Yardi software.
  9. Able to work independently with little supervision.
  10. Prioritization and Organization skills.

EDUCATION/EXPERIENCE REQUIREMENTS:

  • High School Diploma or G.E.D.
  • 2-5 years’ experience in maintenance role
  • Strong knowledge of plumbing, electrical, and appliance repair
  • Prefer Property Maintenance experience
  • Must possess or have the ability to acquire a CPO (Sand will cover costs)

OTHER REQUIREMENTS:

Pass a pre-employment drug test, physical and background check.

Valid Class D Driver’s license with a good driving record required

Ability to respond outside of typical business hours, to include the middle of the night and weekends.
