Position Summary:

The VP Real Estate and Facilities is to lead the management of MemorialCare's centralized non-acute and outpatient real estate assets and acute hospital development and construction.  The position must have the knowledge, skills, and experience to provide strategic, operational, and regulatory guidance to MemorialCare and its market-based organizations on leasing, owning, occupying, and operating clinical and non-clinical properties.  This includes setting real estate strategy to support clinical and business priorities; establishing and enforcing real estate standards and policies; maintaining accurate information about MemorialCare's real estate assets; tracking and analyzing real estate performance; planning and executing financial transactions, including all construction related capital; ensuring compliance with national, regional, and local codes, statutes, and laws, and ensuring the preservation of all MemorialCare's facilities in the most cost effective manner. This position will be a member of the leadership team to support the broader efforts to develop a real estate, construction, and facilities management program that harmonizes and elevates existing local efforts.  This position reports to MemorialCare's Chief Strategy Officer with a dotted line to the Chief Financial Officer and coordinates closely with treasury, risk and insurance, and other departments. The position oversees the outsourced responsibilities under a third-party vendor.

The success of this program will be achieved in a manner consistent with MemorialCare's mission and core values.  This position promotes high level of customer satisfaction and the successful implementation of MemorialCare's strategic objectives.  This position must support and promote the Mission of MemorialCare, displaying behavior and demonstrating leadership that is consistent with the core values of the organization.

1.     Real estate strategy, planning, and portfolio management

         Establish strategy, standards, and policies for end-to-end real estate management in service to MemorialCare's clinical/business priorities.

         In coordination with Strategy and Finance leadership and other stakeholders, execute all capital activities related to all MemorialCare real estate (e.g., budgeting, real estate partnerships, acquisitions, dispositions).

         Participate in site and facilities/master planning for all MemorialCare's locations.

         Guide centralized planning, design, budgeting, permitting, and construction of new facilities, hospital and outpatient expansions, or adaptive reuse projects. Ensure projects remain on schedule and within budget.

         Develop comprehensive inspection and valuation process for properties; ensure compliance with codes and regulations.

2.     Transaction and Lease management

         Oversee lease administration duties, including the use of third-party vendors as appropriate. Manage relationships with developers, brokers, and third-party real estate partners.

         With input from Legal, develop standardized lease agreements, Memoranda of Understanding (MOUs), and processes to optimize common lease activities at national and local level.

         Actively optimize lease agreements, including market benchmarking and proactive renegotiation of priority leases.

         Lead the negotiation of leases, renewals, property acquisitions and dispositions.

         Establish and enforce utilization and density standards for outpatient clinical space.

3.     Facilities management

         Oversee Facilities Management operations at each location, including but not limited to engineering, project and construction management, and corporate office emergency preparedness.

         Establish consistent standards, policies and processes for Facilities Management at all non-acute locations, including vendor usage, supply utilization and best operating practices.  Look for opportunities to reduce costs.

         Develop and maintain a systemwide energy management program, including procurement under direct access programs with third party vendors. Evaluate and implement alternative fuel projects to improve reliability and lower costs.

         Implement an automated system to track staff productivity, maintenance obligations, and consistently apply to all non-acute locations.

         Ensure compliance with all State and local regulations and licensing requirements.

4.     Corporate Office Management

         Oversee third party security and reception services

         Oversee space planning and moves utilizing density standards for all departments.

         In conjunction with Risk Management, participate in maintaining a safe environment for employees and guests with the security and reception teams.

5.     Data, analytics, and performance management:

         Enable and execute data-driven decision making by leading standardization and centralization of real estate data and analytics, including maintaining an accurate and up-to-date inventory of real estate assets and all relevant related information (e.g., lease terms and expiry, floor plans, etc.).

         Develop, monitor, and evaluate KPIs for all aspects of real estate and facilities management.

         Identify data management and analytical needs and implement via in-house or third-party solutions.

         Coordinate interface between real estate data and other operational databases/systems (e.g., finance, human resources).

         Oversee reporting related to real estate and facilities management.

6.     Personnel management

         Manage Shared Services staff, including overseeing hiring, training, performance management, and termination.

         Manage inpatient Executive Directors of Construction Management at each hospital campus.

7.     Others

         Manage third-party providers of real estate services as appropriate (e.g., property managers, lease managers, brokers, and related services, etc.).

  • Provide direction and leadership to MemorialCare's management staff including, but not limited to identifying training needs, tracking performance, and motivating direct reports. Responsible for hiring, terminating, compensation, and performance evaluations.

Minimum Requirements

Qualifications/Work Experience:

Experience: minimum five years of real estate portfolio management experience at regional or national level, facility design, plant engineering, site planning, code requirements, and safety standards, ideally in a healthcare context.

Education/Licensure/Certification:        

Education / Accreditation / Licensure: Bachelor's Degree required; relevant advanced degree preferred. CPM, RPA, or CSM designation or in progress desirable. Real estate licensure where required by state law.
