Assistant Vice President, Residential Property Management - Upland, CA
The Lewis Group of Companies, one of the nation's largest privately held real estate developers, is seeking an experienced Assistant Vice President, Residential Property Management to help lead the operational performance of a premier multifamily portfolio throughout California.
This executive leadership role serves as the primary operational partner to the Vice President of California Property Management, overseeing the day-to-day performance of an assigned portfolio of approximately 4,000-6,000 apartment homes through the leadership of Regional Directors. What You'll Do
As Assistant Vice President, you'll provide operational leadership across a large apartment portfolio while ensuring execution of company initiatives, financial objectives, and service standards. Responsibilities include:
Portfolio Leadership
  • Lead, coach, and develop Regional Directors responsible for multiple apartment communities throughout California.
  • Translate strategic portfolio objectives into actionable business plans and operational priorities.
  • Conduct regular property visits, operational reviews, and performance assessments.
  • Identify operational opportunities and implement initiatives that improve portfolio performance.
  • Provide executive leadership and continuity during the Vice President's absence.

Team Development
  • Mentor Regional Directors and strengthen leadership throughout the organization.
  • Drive accountability through coaching, performance management, and succession planning.
  • Partner with Recruiting to attract and retain top property management talent.
  • Foster a collaborative, customer-focused culture centered on operational excellence and employee engagement.

Operational Excellence
  • Ensure consistent execution of company policies, operational standards, and best practices.
  • Monitor property performance, maintenance operations, leasing activity, resident satisfaction, and capital improvement initiatives.
  • Lead implementation of new programs, technologies, and process improvements that enhance operational efficiency.

Financial Performance
  • Partner with Regional Directors to achieve occupancy, revenue, expense management, collections, and NOI goals.
  • Review financial performance, identify trends, and implement corrective action plans when needed.
  • Collaborate with Revenue Management and Sales teams to maximize portfolio performance through effective pricing and leasing strategies.

Compliance & Risk Management
  • Ensure compliance with California housing laws, fair housing regulations, and company policies.
  • Oversee property readiness for audits, inspections, and regulatory reviews.
  • Support risk management initiatives, legal matters, and claims resolution.

Resident Experience
  • Champion a culture of exceptional customer service throughout the organization.
  • Monitor resident satisfaction and online reputation while implementing strategies that improve retention and service delivery.
  • Help drive portfolio-wide resident experience initiatives.

Cross-Functional Leadership
  • Partner closely with Marketing, Human Resources, Recruiting, Learning & Development, Legal, Accounting, Payroll, and other corporate teams to achieve organizational goals.

Skills for Success
Our ideal candidate is a seasoned multifamily operations leader who brings both strategic vision and strong execution skills.
Qualifications include:
  • Bachelor's degree in Business Administration, Real Estate, or a related field (Master's degree or CPM designation preferred).
  • 10+ years of progressive leadership experience in multifamily property management.
  • Experience overseeing large apartment portfolios of approximately 3,000+ units.
  • Proven success leading Regional Directors and high-performing management teams.
  • Strong financial acumen with experience managing budgets, occupancy, revenue growth, expense control, and NOI.
  • Thorough knowledge of California housing laws, operational compliance, and multifamily best practices.
  • Demonstrated ability to lead organizational change and implement operational improvements.
  • Experience with Yardi, RealPage, or similar property management software.
  • Proficiency with Microsoft Office.
  • Note: a valid driver's license and ability to travel regularly to apartment communities throughout California. Occasional air travel to the Sacramento, CA area may be required.
