GENERAL PURPOSE:

The Post Closing Valuation Analyst supports ValuationNEXUS's capital markets, asset management, and servicing functions by delivering timely, accurate valuation analysis and product strategy support across the loan lifecycle.

The Valuation Analyst will be responsible for coordinating value refreshes, ordering valuation products in support of loan sale due diligence, compiling and reporting on property value history and trends over time, and building workflows for valuation product cascades that refine and optimize ordering strategy. This role will also build and grow relationships with valuation product providers across the industry and partner directly with loan buyers who challenge values to provide successful remediation and response that supports successful loan sales.


In this position you will:

  • Critically review appraisal reports (Forms 1004, 1025, 1073, 1004D, and 1004P) for USPAP Standards 1 & 2 compliance, credibility, and methodology soundness.
  • Analyze As-Is, As-Repaired (ARV), and Site Value conclusions on renovation and ground-up construction collateral.
  • Assess downside collateral exposure across LTV, LTC, and LTARV thresholds, including scenario and stress analysis under declining market conditions.
  • Evaluate market value adjustments, condition ratings (C1–C6), and highest and best use conclusions as they relate to recovery value in default scenarios.
  • Compare appraised values to broker price opinions (BPOs), automated valuation models (AVMs), desktop reviews, and other secondary valuation sources to identify valuation variances and collateral risk.
  • Monitor construction draw schedules, percentage-of-completion assessments, and budget-to-actual cost variances on renovation and ground-up construction loans.
  • Evaluate contractor and builder experience, project feasibility, and gross profit margin (GPM) sufficiency on for-sale construction projects.
  • Review inspection reports, completion certifications, and letters of explanation (LOEs) related to draw releases and maturity extension requests.
  • Support whole loan sales, bulk loan sales, and securitization due diligence from a collateral valuation perspective, including tape review and valuation stratification analysis.
  • Reconcile appraised values, BPOs, AVMs, and desktop review outputs to identify valuation variances ahead of loan sale or securitization.
  • Support data mapping and systems integration of appraisal and valuation data (e.g., XML/JSON) for diligence vendor platforms and investor delivery requirements.
  • Produce valuation exception summaries, executive-level reporting, and valuation memoranda to support capital markets execution timelines.
  • This position may involve handling confidential and sensitive information as part of its daily responsibilities. Employees are expected to exercise discretion and protect all sensitive data, including but not limited to personal information, loan details, business and financial records, and proprietary materials.
Requirements:

Successful candidates will possess:

  • 3-5+ years of experience in real estate valuation, appraisal review, or collateral risk analysis, preferably within a lending, appraisal management company (AMC), asset management, or special servicing environment.
  • Demonstrated experience valuing distressed, defaulted, or non-performing real estate collateral, including REO and pre-foreclosure asset assessment.
  • Prior experience supporting business-purpose, bridge, or construction loan collateral.
  • Experience supporting whole loan sales, bulk loan sales, or securitization due diligence from a collateral valuation perspective.
  • Certified Residential or Certified General Appraiser license, or progress toward licensure; recently expired licenses may be considered.

NECESSARY KNOWLEDGE, SKILLS, ABILITIES AND COMPETENCIES:

  • Working knowledge of USPAP Standards 1 & 2.
  • Familiarity with cross-collateralized loan structures and portfolio-level exposure analysis.
  • Familiarity with third-party due diligence (TPR) firms, platforms, and valuation grading frameworks.
  • Familiarity with investor and purchaser guidelines, including Mortgage Loan Purchase Agreement (MLPA) valuation-related representations and warranties.
  • Familiarity with mid-construction risk indicators (e.g., weathertightness, foundation, and framing completion) and their impact on collateral value and lender exposure.
  • Strong Excel skills, including pivot tables, formulas, and model-building; Power BI experience preferred.
  • Excellent written communication skills with the ability to prepare executive-level risk summaries, valuation memoranda, and reporting.
  • Detail-oriented with the ability to synthesize appraisal, market, construction, and collateral data into clear risk conclusions.
