The Maintenance Manager will assist in the oversight of design, installation, supply and overall maintenance of the University’s electrical infrastructure. They will be responsible for drawing up schedules, allocating time, resources and budget, as well as managing staff to ensure work is completed on time, to a high standard. In addition, this position is responsible for the oversight of the locksmith supervisor and all work associated within this area. The Maintenance Manager will be responsible for the development of an effective preventative maintenance program for these areas. The work involved within these areas aforementioned will include preventative, corrective, deferred and project work.

Number of Employees Reporting to this Position: 5 (This includes 4 electricians and one locksmith supervisor who manages two people)

• Supervise and manage all work associated with university generators and elevators. This work involves service contracts, corrective maintenance, preventative maintenance, deferred maintenance and project work. This includes development of RFPs and bidding of service contracts prior to their expiration.
• Analyze pertinent data to create and distribute periodic reports on Clarkson electrical infrastructure health.
• Develop means and methods to identify improvement opportunities in the area of electrical infrastructure.
• Work with the HVAC Manager to identify and implement necessary equipment for an effective energy measurement system.
• Work with Asset Manager to create an electrical deferred maintenance plan to prioritize electrical projects based on criticality and risk.
• Work with the Environmental Health and Safety Department in order to maintain compliance of electrical generation testing.
• Conduct monthly reviews with both internal and external leadership on active projects in electrical, locksmith, door entry systems and campus accessibility. Participate & provide input to capital and operational budget development.
• This is a highly customer service-oriented position in which employees should strive to exceed customer expectations.
• Submit a weekly work assignment plan, including overtime requirements.
• Follows established priorities and plans and directs the day-to-day operation and maintenance of electrical and locksmith shops.
• Provides recommendations for areas of improvement
• Enforces existing policies and procedures pertaining to the provision of services; e.g. priorities, scheduling and nature of services provided.
• Monitor, schedule, and control flow of work using existing computerized maintenance management systems and prepares reports based on collected data.
• Track trends and develops average time of completion for recurring types of work orders.
• Ensures that work orders are completed in accordance with the established priority system and by date received.
• Responsible for assisting in the development of a preventative maintenance program and Deferred Maintenance program for assigned areas within the Physical Plant and directs implementation of program and documents program effectiveness.
• Provides a review of architect engineering plans and specification and coordinates review by their assigned Facilities and Services trades to ensure new buildings and systems are maintainable.
• Serve as a liaison with contractors, utility personnel and other off campus personnel to discuss projects and/or resolve problems.
• Identifies replacement needs for major building components and equipment based on annual condition assessment and equipment life expediencies.
• As a Maintenance Manager, they will be on call after normal hours on a rotating basis with other Facilities and Services managers, to review and authorize overtime or the calling of on -call personnel to completeservice calls received after normal working hours of Facilities and Services.
• Monitor work performance to ensure compliance with established departmental standards and local and state codes.
• Review and coordinate electrical plans with architectural plans, specifications, and equipment for new installations and renovations.
• Inspect projects during and following installation and verify compliance with specifications prior to University acceptance.
• Assist in the establishment of standards to provide guidelines for future planning, design, construction, and maintenance.
• Purchase parts, tools, and supplies and maintain inventory of materials.
• Evaluate and recommend changes in shop facilities tools, transportation and equipment; implement approved changes.

• Operate a university vehicle in accordance with university policy, complete vehicle safety checklist before using a vehicle, report all vehicle concerns to the appropriate supervisor, and provide care and maintenance of the vehicle.
• Assist in fielding Department phone calls as necessary.
• Perform other related duties incidental to the work described herein.

• Provides direct supervision, leadership, and day-to-day management of the Electrical and Locksmith teams, including assigning, prioritizing, and monitoring work to ensure timely completion of preventive, corrective, deferred maintenance, service requests, and capital projects.
• Establishes performance expectations, communicates departmental goals, and holds employees accountable for quality, productivity, customer service, safety, and compliance with University policies and procedures.
• Recruits, interviews, hires, trains, mentors, coaches, and develops staff while fostering a culture of teamwork, professionalism, accountability, continuous improvement, and exceptional customer service.
• Conducts performance evaluations, provides regular feedback, develops performance improvement plans when necessary, and recognizes employee accomplishments.
• Addresses employee relations matters, including coaching, corrective action, conflict resolution, attendance management, and disciplinary actions in consultation with Human Resources.
• Develops work schedules, assigns overtime and on-call responsibilities, approves leave requests, and ensures appropriate staffing levels to support departmental operations and emergency response.
• Reviews and approves employee time records, payroll authorizations, and other personnel-related documentation.
• Identifies training needs and ensures employees maintain required certifications, licenses, technical competencies, and safety training.
• Promotes and enforces a safe work environment by ensuring compliance with OSHA regulations, applicable electrical codes, University policies, and established safety procedures, including the appropriate use of personal protective equipment.
• Conducts regular staff meetings, communicates operational priorities, and encourages employee engagement, collaboration, and open communication.
• Evaluates workforce performance, staffing needs, and operational efficiencies and recommends organizational improvements, equipment, technology, and process enhancements.
• Oversees contractor performance within assigned areas of responsibility to ensure work is completed safely, on schedule, within budget, and in accordance with University standards.
• Serves as a leadership resource for employees by providing technical guidance, decision-making support, and direction during routine operations, emergencies, and after-hours incidents.

Minimal Qualifications:

• Five years of experience in the electrical field with journeyman experience.
• Proficient in Excel & Microsoft Office, asset management software and other relevant ERP applications.
• Strong understanding of electrical systems and their implementation
• Proven ability to drive process improvement, including the effective use of technology and automation.
• Excellent communication skills and aptitude for managerial responsibilities.

Preferred Qualifications:

• Bachelor’s degree in Electrical Engineering or technical field.
• 5 years of related experience in electrical project supervision preferably in an academic university environment.
• Advanced knowledge/training of Maintenance Connection computer software or equivalent facilities management software system.

• Strong written, verbal and interpersonal skills; must be able to communicate ideas and issues effectively and concisely to all levels of management.
• Strong knowledge in the area of construction and maintenance equipment, as well as operational procedures and processes.
• Must possess a valid New York State Driver’s license and have a driving record acceptable to the University and to the University’s insurance carrier.
• Must be able to function under stressful conditions.
• Must have enthusiasm for the job, a customer service approach and be willing to work within a team environment.
• Proficient math and computer skills.
• Possess problem solving and analytical skills.

• Possesses basic knowledge of various facilities related trades (HVACr,plumbing,electrical,boiler, carpentry, locksmith and painting).
• Demonstrate ability to manage staff and to establish and maintain effective working relationships with diverse constituencies and accomplish written and oral directions as necessary.
• Must be able to plan, coordinate, and assign work schedules.
• Excellent verbal and written communication skills: such as ability to listen, clearly articulate thoughts,directions,expectations and develop reports, proposals and make presentations.
• Ability to work efficiently in University Software Systems.
• Proficient in Microsoft Office Suite.
• Knowledge of principles and practices of supervision including work planning, providing direction and personnel practices.
• Knowledge of Industry best practices, continuous quality improvement principles, campus safety and safe work practices as it relates to facility services.
• Detail oriented with the ability to work independently.
• Strong organizational, planning, analytical and time-management skills with the ability to exercise sound independent judgement with general policy guidelines.
