Stationary Engineer - JLLWhat this job involves:

As a Stationary Engineer at our Kansas City industrial facility, you will be the technical expert responsible for ensuring continuous, safe, and efficient operation of all critical building systems and manufacturing support equipment. Working 2nd shift (Thursday-Monday, 2:00 PM-10:30 PM), you will perform preventive maintenance, troubleshoot complex mechanical and electrical systems, and respond to emergencies to maintain zero downtime for our client's operations. Your expertise in boiler operations, refrigeration systems, electrical controls, and industrial equipment will directly contribute to JLL's commitment to operational excellence, enabling our clients to focus on their core business while we deliver world-class facilities management that keeps their critical operations running 24/7.

What your day-to-day will look like:

Operate and maintain Cleaver Brooks natural gas-fired boilers and steam systems, including starting and shutting down boilers, adjusting operations to meet demand, managing building heat exchangers, resolving alarms/warnings/trips, and conducting water sampling and steam/water treatment to ensure safe, compliant operations

Perform preventive maintenance on all base building and critical system equipment, including refrigeration, chilled water, air conditioning, heating/ventilating systems, pumps, valves, piping, filters, hot water systems, and associated controls while documenting readings and reporting malfunctions

Install, repair, and maintain mechanical and electrical systems, including plumbing, piping, tubing, single and three-phase motor wiring, conduit, pumps, motors, air compressors, heat exchangers, bearings, seals, and electrical controls/switches/motor controls

Monitor and respond to building automation systems and critical alarms, identifying and prioritizing major alarms, taking necessary corrective measures, documenting responses, and ensuring proper operation of all mechanical and electrical equipment

Analyze water samples from equipment and utilities, cross-tie cooling towers, start/shut down/mothball equipment, validate system performance, and check/monitor emergency generators during power outages

Troubleshoot and diagnose equipment failuresusing technical expertise in electrical maintenance, mechanical systems, and predictive maintenance techniques to resolve issues quickly and minimize downtime

Provide on-call emergency supportafter hours as needed, perform frequent stair climbing for inspections and emergency procedures, and work in a noisy, hot, high-stress industrial environment with multiple daily interruptions

Required Qualifications:

Valid Missouri Operating Engineer Certificate(Stationary Engineer license) required to independently perform all boiler and steam system operations safely and compliantly

Universal CFC Certificate(EPA certification) required for refrigeration and HVAC system maintenance

Journeyman rating with minimum 5 years of verifiable experience in a heavy industrial environment, demonstrating technical expertise in boiler operations, HVAC/R systems, and facilities maintenance

Significant "wrench time" capabilitywith proven technical expertise in electrical maintenance, troubleshooting, and hands-on mechanical repair of industrial equipment including pumps, motors, compressors, and control systems

Availability for mandatory on-call duty after hoursin case of emergencies, with ability to respond quickly to critical equipment failures and system alarms

Proficiency in information systemsincluding email, automated building systems (BAS), operator control panels, and computerized maintenance management systems (CMMS) for documentation and monitoring

Physical capabilityto perform frequent stair climbing for inspections and emergency procedures, work in noisy/hot environments, and handle multiple interruptions and high-stress situations throughout the workday

Preferred Qualifications:

Experience operating and maintaining Cleaver Brooks natural gas-fired boilers and steam systemsin industrial or manufacturing environments

Certified in boiler water treatment and chemical analysiswith knowledge of water sampling protocols, steam/condensate chemistry, and treatment program management

Advanced electrical troubleshooting skillsincluding PLC diagnostics, motor control centers, variable frequency drives (VFDs), and building automation system integration

Background in predictive maintenance techniquessuch as vibration analysis, thermal imaging, oil analysis, and equipment trending to prevent failures

Experience with emergency generator systems, uninterruptible power supplies (UPS), and critical power infrastructure in mission-critical facilities

Knowledge of OSHA, EPA, and industrial safety regulationsincluding Lockout/Tagout (LOTO), confined space entry, and environmental compliance requirements

Current forklift, scissor lift, or aerial lift operator certificationsfor access to elevated equipment and rooftop systems
